<br />Director of Public Works Olson asked if we start talking about the price of land, could a meeting <br />then be closed to which Mr. Goodrich replied yes. He reiterated we could easily form a <br />development corporation if we have a need - we could have it done by Friday. <br /> <br />Chairperson Dehen asked if there was any upside to creating a development corporation. <br /> <br />Discussion ensued relating to land prices and what would be public data and how that could <br />create a problem with dealing with different retail companies. <br /> <br />Commissioner Elvig asked then what are we able to do. We will have to get this to the position <br />to entertain those who "come to our door". <br /> <br />Chairperson Dehen stated he agrees. We have to be able to say this is what we get for this price. <br />We would love to get our money back - pick a couple plums and get out. He stated he did not <br />know how we would establish a price though. He added that he did not see the rationale in <br />forming a development corporation right now. <br /> <br />Commissioner McGlone stated that there is a lot of activity right now and we need to stay <br />focused. <br /> <br />Commissioner Ramsey felt there was nothing wrong with preparing a development corporation. <br /> <br />Chairperson Dehen stated his concern is lease rates and confidentiality. His guess is we can <br />accommodate anyone with confidentiality - do we need a corporation to do that. <br /> <br />Commissioner Ramsey suggested that some companies will not deal with someone who does not <br />have a development corporation. <br /> <br />Commissioner Wise stated that the Steering Committee always brings this to the City Council <br />and our recommendations are never taken - something has to be done. He felt there was no <br />downside to this corporation. <br /> <br />Commissioner McGlone felt that members of this corporation would be demanding to be paid; <br />there is a downside. He is not rushing in to make a corporation for a company he is not sure they <br />want as a Council. Get the VA Clinic, get a restaurant on the comer, and if we decide Bass Pro <br />is what we want and they're licking at our heels, then we can get this corporation started. <br /> <br />Chairperson Dehen decided it might be prudent to look into this development corporation to be <br />ready to go if we need to. <br /> <br />Commissioner Look stated that the issue of transparency is the downside to this. Everyone will <br />say this is a problem with government. People will think the purpose is contrary to public good. <br />We anticipate members would be acting on the good of the City but they could have a personal <br />issue too.
