<br />bbpc <br /> <br />Basile Baumann Prost Cole & Associates, Inc. <br />Public/Private Development Advisors <br /> <br />Jersey City, New Jersey <br /> <br />The City of Jersey City controls an estimated 19 acres of vacant land and waterfront property along the <br />Hudson River and directly across from the World Trade Center in Manhattan. This site is served by a <br />rapid transit station and much developer interest has been expressed. <br /> <br />BBPC Associates was retained to evaluate the feasibility of site development, including an identification <br />of costs required to provide infrastructure and the identification of prime candidates for preleasing or <br />developing the space. Estimates of development costs, operating revenues and expenses, projected <br />project absorption and equity investment returns were generated to guide public officials in the sale or <br />leasing of these prime waterfront properties. <br /> <br />Philadelphia, Pennsylvania <br /> <br />BBPC Associates directly participated in one of the largest joint development projects ever undertaken <br />in the Nation. A 700,OOO-square-foot office building was constructed atop a subway station in <br />downtown Philadelphia adjacent to the highly successful downtown shopping facilities built by the Rouse <br />Company. These shopping and transit facilities are tied to the office building in physical design and the <br />integration of these uses mutually benefits the economic success of each of these projects. <br /> <br />BBPC Associates' role was both as a market and financial advisor and a development investor in the <br />project. The project is linked to the entire Philadelphia metropolitan area linking the downtown to <br />growth centers in suburban neighborhoods. <br /> <br />Cincinnati, Ohio <br /> <br />BBPC Associates played a major role in evaluating the economic impact, joint development potential and <br />financial feasibility of a light rail transit system serving the metropolitan area. Particular focus took place <br />in the downtown area. BBPC Associates conducted detailed joint development and financial planning and <br />evaluated and made recommendations concerning system alternatives including transportation systems <br />management, busways, light rail, transit malls and intermodal centers, While the City decided not to <br />move forward with major capital investment projects, BBPC Associates has been involved in significant <br />follow-up development studies in the downtown area related to retail and residential development. <br /> <br />Boston South Station <br /> <br />BBPC Associates undertook market and financial feasibility evaluations for the South Station <br />Transportation Center. This included the formulation of development programs and a development <br />implementation process and financial feasibility evaluation.
