However, once commuter rail service is established, there is likely to be in- <br />creased momentum for medium and high-density residential development at this location. <br /> <br />To the extent possible, we would encourage new medium-and high-density residential develop- <br />ment (including affordable and seniors housing) in addition to small lot single-family homes lo- <br />cating in close proximity to existing uses including retail and within walking distance of public <br />transit. This may require some modifications to the current site plan to consider incorporating <br />some additional high-density residential development closer to Sunwood Drive to encourage <br />more pedestrian activity. <br /> <br />We recommend that the City encourage the development ofthe following housing products in <br />the Ramsey Town Center. Development timing for each type of housing depends on competition <br />and current economic conditions. At this time, we support the development ofthe following <br />products in the Ramsey Town Center district: <br /> <br />· Active Adult senior housing <br />. Service-intensive senior housing <br />. Affordable rental housing <br />. Affordable for-sale townhomes <br />. Moderate price small-lot single-family homes <br /> <br />The location of a charter school in Ramsey Town Center is a strong amenity for young families <br />and housing locations within walking distance of the Charter School offers an amenity not typi- <br />cally found in many oftoday's residential developments. <br /> <br />Nowthen Boulevard between I4Kh and I5pt Streets <br /> <br />This property is in close proximity to existing high-density development located at the comer of <br />Nowthen and St. Francis Boulevard. In addition, there is some for-sale multifamily also along <br />Nowthen. This area would be appropriate for the development of medium-density development <br />targeted to empty-nesters and independent seniors. <br /> <br />St. Francis Boulevard and Sunwood Drive <br /> <br />This area is currently zoned for medium-density residential and would be appropriate for town- <br />homes or twinhomes or detached villas. The higher traffic counts on St. Francis Boulevard sug- <br />gest that housing products should be moderately priced and would appeal most to young house- <br />holds or older adult households. <br /> <br />Sunfish Lake Blvd between I4Kh Street and I5Ist Street <br /> <br />Two sites are located diagonally opposite one another. One borders the western shore of Sunfish <br />Lake and the other is situated adjacent to the closed landfill. The location next to Sunfish Lake <br />features many mature trees and a city park is located at the south end ofthe property. Views of <br />Sunfish Lake are very attractive.
