<br />LOCATION EVALUATIONS <br /> <br />homes or twinhomes that would be targeted to older adults looking for less maintenance in a <br />housing product. <br /> <br />The other property also has some attractive topographical features, but would be appropriate for <br />moderate-income or upper income townhomes. We would not recommend these sites for rentals <br />or for service-based senior housing as they are not located near to retail goods and services. If <br />additional retail development occurs in the immediate vicinity, this development recommenda- <br />tion could change. <br /> <br />Bunker Lake Road and Rhinestone Avenue <br /> <br />This property is located north of Bunker Lake Boulevard and generally west of Rhinestone A ve- <br />nue. The area to the east is occupied with medium density townhomes and in general, we be- <br />lieve that this is also an appropriate use for this property. Other housing products that could be <br />considered for the property include small lot single-family, detached villas, twinhomes and/or <br />rowhomes. Service-intensive senior housing or independent senior housing could also be con- <br />sidered for the property but if the Crestview campus moves forward, we would recommend de- <br />laying the development of additional senior housing until the Crestview campus reaches stabi- <br />lized occupancy. <br /> <br />Highway 10 between Traprock and Alpaca Street <br /> <br />Although currently zoned for medium density residential, this site would be most appropriate for <br />high-density residential development such as rental housing. The property has excellent visibil- <br />ity and convenient access from a major thoroughfare, Highway 10 and would also have conven- <br />ient access to goods and services at Ramsey Town Center. <br /> <br />Areas West of Armstrong Boulevard, North of Highway 10 <br /> <br />There are areas on the west side ofthe City and north of Highway 10 that are designated for me- <br />dium and high-density residential development. The high-density areas act as a buffer against <br />the commercial portion to the east and the beginning ofthe mixed use areas of Ramsey Town <br />Center. <br /> <br />These areas would be suitable for general occupancy rental housing, senior housing, condomini- <br />ums and townhomes. Timing for development of specific products will depend on market condi- <br />tions and overall development patterns. <br /> <br />Summary of Potential Housing Products for Various Properties <br /> <br />The following table presents a matrix that summarizes the types of residential uses that would be <br />appropriate for medium and high-density locations in Ramsey. These are suggestions and do not <br />include the full scope of what might be possible on some of these properties given the timing and <br />market demand for specific projects.
