DEMOGRAPHIC ANALYSIS

. In the various geographies, the higher rate of household growth compared to population
growth can be attributed to declining household sizes (2.87 people per household in 2000 to
2.71 in 2020 in the Market Area). These rates are declining because of several factors, in-
cluding the aging of the population, couples' decisions to have fewer children or no children
at all and an increase in single-person households. These factors impact the types of housing
products demanded, which is discussed in greater depth later in this study.

. The number of people per household in Ramsey and Andover is expected to remain above
that for the more fully-developed SMA communities whose populations are, on average, old-
er. We estimate that the number of people per household in Ramsey and Andover will also
decrease, but not as rapidly during the next decade. Ramsey is projected to decrease to 2.83
people per household and Andover is projected to decrease to 3.03 by 2020. The SMA is
projected to drop to 2.75 people per household by 2010 and the PMA is projected to decrease
to 2.93.
