Center A Hennepin County Service Center, Eden Prairie 2 BENTZ I TljOMPSON I RIETOW CONSTRUCTION DOCUMENTS: Our project architect, Michael Segal will lead the documents production. We anticipate a straightforward documents phase where we will rely on the as-builts and information provided by the Owner to match building and quality standards. We propose a meeting with the Owner and operations staff to review 75% complete documents. During this phase, the Owner will provide mechanical and electrical vendor information to include and coordinate in the bid documents. BID AND CONTRACTS: The bid documents will be issued at one time to several trades and a general contractor. The contracts will be held by the City. (If construction time is to be shortened, the long lead items could be bid in an earlier bid pack. However, this will increase our hours to administer separate bid phases). CONSTRUCTION ADMINISTRATION: Our PA, Michael, will continue to lead construction administration services (responding to RFl's, reviewing pay applications, etc.) and we will observe that construction meets the contract requirements. We will run the pre-bid (1), pre-construction (1), and construction progress (2) meetings, and write minutes. We will prepare a punch list and administer the dose-out. It is our policy to perform a 10-month assessment with the Owner to identify warranty issues that must be addressed before the year is up.
