PROJECT APPROACH <br /> <br />Our objective is to provide cost effective architectural services including project management, <br />design and construction documents, construction cost estimating, permitting, contractor bid <br />analysis, and construction administrative services for the Anoka County License Center and City <br />of Ramsey conference room at the Ramsey Municipal Center. A major goal will be to meet the <br />needs of the both the County of Anoka and the City of Ramsey involved with the remodel. The <br />professional process will emphasize: <br />. Space planning and programming <br />. Life safety <br />· Accessibility in compliance with American with Disabilities Act (ADA) requirements <br />· Conference facilities including audio-visual design <br />. Architectural and interior design <br />· Coordination of various parties involved, both County and City; facilities, operations, <br />consultants, contractors, and vendors <br />. Project schedule <br />. Facility planning <br /> <br />PLANNING THE PROJECT: <br /> <br />We will hold a kick-off project meeting with City/County representatives to review and elaborate <br />on the scope of work. Key objectives for this meeting will include: <br />· Establish lines of communication with users, authorities and stake holders <br />. Clarify scope <br />· Establish risks that may be encountered during design and construction. Present solutions <br />and action plan to minimize and counter those risks. <br />· Review program requirements and needs for: <br />o License center <br />o Conference room <br />o Nook area under/adjacent to stairs <br />o Sink and counter at PD kitchen <br />o Entry mat replacement <br />o Relocation of staff <br />· Establish schedule <br /> <br />RESEARCH: <br /> <br />We will evaluate the existing building. CMA and its consultants will review the existing spaces <br />being affected, and other site facilities integral to the project, this will include: <br />· Examine available documents <br />· Evaluate architectural character <br />· Perform due diligence for codes, submittals, and project requirements <br />· Examine Hwy 10 & Foley Blvd location as a "model" for design <br /> <br />COST ESTIMATING PLAN: <br /> <br />CMA will use the schematic process to establish the construction cost estimate. At this <br />preliminary stage, the importance of accuracy in the budget is important for several reasons. <br />
