<br /> <br />~ .- <br />architl:lcJure ,pli;lnnitlg 'tnterjor$sjgn <br /> <br />--.- <br /> <br />The City of Ramsey and County of Anoka must prepare and execute the necessary funding <br />requests, relying on our estimates to cover anticipated costs. We will use the estimate to guide <br />design concepts in this early phase. The development of the various schematic components, <br />through meetings with the City/County representatives will clarify that the cost estimate will <br />satisfy the needs of the project. <br /> <br />Once preliminary estimates have been prepared, those estimates are a tool for the continuing <br />project design phases. Our team is responsible for the establishment of primary construction <br />"hard" costs as well as "soft" costs. For the City of Ramsey and County of Anoka, we will <br />expand on the experience we have used successfully with other clients. <br /> <br />Each primary team member will have responsibility to prepare cost estimates for their discipline. <br />As well, they will review the entire estimate to review appropriate component parts and their <br />relationships between disciplines. This provides for a more comprehensive collaborative model <br />to ensure ~ccuracy. <br /> <br />DESIGN: <br /> <br />Programming: The program will define, in detail, the architectural program elements that will <br />make up the license center and conference room at the Ramsey Municipal Center. A <br />collaborative discussion between the City/County representatives and the design team will be <br />organized throughout the process of developing the program. Consultant review and input will <br />be included with the program including: storage spaces, meeting spaces, administrative spaces, <br />customer service spaces, circulation patterns, audio-visual equipment space, and overall use <br />and function in accordance with the programming needs established. <br /> <br />Preliminary Concept Design: Based on an agreed-upon program for the facility, the design <br />team will develop a schematic space concept and building block diagram. Functional analysis <br />including access, security, and customer service will be provided. Schematic design concepts <br />will be presented for review by City/County representatives. Preliminary design will be further <br />developed incorporating findings from schematic phase, due diligence, and the preliminary <br />construction cost estimate and presented for review by the City/County representatives. <br /> <br />Final Design: Based on preliminary design approval, we will prepare final design documents <br />and prepare recommendations for mechanical, electrical, and audio-visual systems. <br />Finalization of the construction cost estimate and coordination of audio/visual disciplines final <br />design will be performed to ensure the project requirements are met. We will continue our <br />design process through permitting, by collaborating and reviewing AHJ comments and working <br />with City/County representatives to incorporate changes necessary to meet the project needs. <br />
