<br />The Glen <br />We toured the site and met with the City of Glenview to get their insight on the process of developing a <br />1200 acre world class mixed use project. This site is a retired navy air station that has been fully <br />developed with residential, retail, municipal, and considerable open space. The Glen is also a transit <br />station on the North Line Metra commuter rail. <br /> <br />Site Items to note: <br /> <br />. There was separation of the core retail and the commuter rail with a small node of convenience <br />retail at the station and the larger portion roughly 1/2 mile away. Smallest scale of housing was <br />adjacent to station. <br />. There was a considerable open space created as part of the development including a large man- <br />made lake <br />. The demographics are CONSIDERABLY better than Ramsey, but the quality of housing and retail <br />.developed was high. . <br />. Larger retail areas used liner shops to mask boxes and maintain scale. <br /> <br />Meeting with City: <br /> <br />. All of the development team was City Staff or City hired consultants in support. <br />. City created "Chinese wall" between development group in separate office and planning staff. <br />Operated development ,team similar to private entity. <br />. Intentionally left all zoning as generic districts and city-wide requirements - this left EVERY <br />project to be approved with numerous variances but meeting the design intent of the proposals <br />they receive. Note: while the city owned the land there was no need to nail the zoning down <br />because nobody would be "entitled" to build otherwise... <br />. City used extensive RFP process to phase development <br /> <br />Takeaways: <br /> <br />. Less effort to nail.pown zoning/master plan details <br />. Consider structure of development team/city review - de" corp or Chinese wall? <br />. Consider more residential adjacent to' station <br />. Consider more convenience retail closer to rail/ramp <br />. Consider liner shop/box configuration along Sunwood. <br /> <br />Large Format Retailer <br />Meeting focused on various sites in the City and the deal structure as discussed at length. The City was <br />left with direction to research funding sources available in Minnesota and to keep in contact with this <br />retailer. Setting up a site visit in November was a goal of this meeting. Store sales will drive their <br />decision so we need to focus on helping them assess potential trips. The Retailer did visit Ramsey in <br />. November and was impressed with Ramsey. <br /> <br />25 <br />
