<br />CVS' <br />CVS is relatively slow to consider Ramsey. We need to follow-up with their local developer and present <br />the site. Larry Webb and CVS will be in the market in the next couple weeks and will review the site. <br /> <br />Flaherty and Collilis <br />. We had agood meeting with F&C where they presented their Cosmopolitan product, a high end/high <br />amenity apartment project. This could be integrated in the construction ofthe ramp addition and <br />includelhe VA to wrap the ramp and make use ofthe parking.' F&C presented several pro-formas that <br />assumed various rents and further work needs to be done to assess the potential for higher rents. F&C <br />would like to have Ramsey visit their product in Indy and meet back here to advance this deal. This is a <br />live deal in need of attention. Staff and City Council visited the product in Indy and was very impressed. <br /> <br />Walgreens <br />We had a good meeting with Walgreens. They seem interested in proceeding on the site, but were <br />interested specifically in the future full intersection on Armstrong in the '!liddle of bur "flexible retail" <br />space. This option should be carefully considered as to the effect on the remainder of the land. We. . <br />should follow-up with Walgreens on the potential to have them consider another site less disruptive to <br />. the flexible space. <br /> <br />Midland Atlantic <br />Midland Atlantic is a' developer of retail centers throughout the US. We had discussions on their interest <br />in partnering on the development of the project. They did have interest and would like to continue <br />. discussions. They are likely one of many developers we could solicit for this role; but they did provide <br />some interesting insight on the retail development world and thoughtthe reality was a new project on- <br />lirie would likely need to be 36 months out to be viable. <br /> <br />Mid-America <br />Mid-America is a national brokerage house. We met with the Regional Manager- Ben Wineman and <br />the local Manager Mike Sims. Mike has been strqng in this market for many years inc;luding <br />considerable time at United Properties before Mid-America. Mike advanced the read on the retail <br />market as being about 36 months out. Mike should be considered as one potential brokerage house for. <br />the retail component ofthe project. <br /> <br />CBRE <br />We met with Peter Graham, regional manager at CBRE. Peter was interested in the project, but further <br />advanced the notion that retail has not gained significant momentum yet. CBRE would also be a <br />consideration for brokerage. <br /> <br />K&S Commercial <br />Th.is was an interesting meeting. Marty has significant connections in the financial community and <br />considerable experience in public financing. Marty's connections could be a potential buyer for most or <br />all of the project, with the ability to make considerable investments in the project. If this is a potential <br />solution we should continue those discussions in detail. <br /> <br />SRS <br /> <br />Dunkin Donuts <br />DD is not making any.immediate moves in the market contrary to what was documented in several retail <br /> <br />26 <br />
