<br />17. That there shall be no more than two (2) vehicle trips per 24 hour period related to the <br />Home Occupation, under the permitted two (2) vehicle trips per standard eight (8) hour <br />business day or sixteen vehicle trips within a twenty-four (24) hour period, as established <br />in 9.11.04 (Home Occupations). <br /> <br />18. That the City finds the Home Occupation constitutes a fire hazard to neighboring <br />residences due to the fact that past practices of the Home Occupation have included <br />burning excess materials and supplies related to the Home Occupation. The City further <br />finds that the fire hazard is mitigated if the practice of burning materials and supplies <br />related to the Home Occupation is terminated. <br /> <br />19. That the Home Occupation does not include operations related to internal combustion <br />engines, body shops, ammunition manufacturing, motor vehicle repairs or sale. <br /> <br />20. That the Home Occupation does not employ persons that do not live in the dwelling unit <br />on the Subject Property. <br /> <br />21. That the Home Occupation does not involve operating methods that include transactions <br />with the public (customers, clients, consultants, subcontractors, etc.) on the Subject <br />Property. <br /> <br />22. That the Home Occupation does not conduct retail sales on the Subject Property. <br /> <br />23. That the Home Occupation business hours are proposed to be five (5) to six (6) days a <br />week operating between the hours of 6:00 a.m. and 7:00 p.m. <br /> <br />24. That all structures shall comply with all applicable codes, including, but not limited to, <br />building, fire and zoning. <br /> <br />25. That the City finds the Home Occupation operates beyond the parameters of a general <br />and administrative home occupation permit requirements (9.11.04 subd.l and subd.2) and <br />therefore requires Planning Commission and City Council review and approval. <br /> <br />26. That the City finds that the Home Occupation operates beyond the intent and parameters <br />of 9.11.04 (Home Occupations) and finds that the Home Occupation is not low-level <br />and is not a use typically found in a residential area. <br /> <br />27. That the proposed use will not adversely impact traffic in the area. <br /> <br />28. That the proposed use will be compatible with the residential neighborhood due to <br />density and lot size of the s~ounding lots. <br /> <br />29. That the proposed use will not be unduly dangerous or otherwise detrimental to persons <br />residing or working in the vicinity of the use or to the public welfare. <br /> <br />30. That the proposed use will not substantially adversely impair the use, enjoyment, or <br />market value of neighboring properties. <br /> <br />31.
