MULTI-FAMILY RESIDENTIAL DESIGN GUIDELINES AND STANDARDS <br /> <br />Even the incorporation of these incentives, the maximum density specified is not <br />guaranteed. The amount of density bonus awarded for the successful incorporation of <br />a design incentive is entirely at the city's discretion, based on consideration of the <br />development's compliance with the Master Plan, land use compatibility, zoning patterns, <br />environmental impacts, and traffic impacts. To earn incentives, the applicant must <br />apply for each specific incentive. The Site Plan Review Committee shall review each <br />requested incentive, and shall recommend to the Planning Commission approval or <br />denial of the requested incentive.
