MULTI-FAMILY RESIDENT/AL DESIGN GUIDELINES AND STANDARDS <br /> <br />IV. MULTI-FAMILY RESIDENTIAL DESIGN <br /> GUIDELINES AND STANDARDS <br /> <br />A. SITE PLANNING <br /> <br />Intent <br />These guidelines and standards are intended to: improve site planning to enhance <br />the image of the city, reflect unique site characteristics, and provide strong <br />neighborhood environments; develop s!te plans that preserve and integrate healthy <br />and mature existing trees into the overall development scheme to establish optimum <br />environmental conditions by providing shade, air purification, management of <br />stormwater runoff, etc.; protect natural site features, open space, and historic <br />structures to the maximum extent possible in order to maintain the local character, <br />and use and incorporate such features and areas as community amenities; and <br />provide useable open space, or maintain significant natural areas, for the use and <br />enjoyment by residents of the multi-family development. <br /> <br />Lot Coverage and Density <br /> <br /> a. Design Guidelines and Standards <br /> <br /> i. Maximum Lot Coverage for multi-family developments in the following <br /> zoning districts shall be: <br /> <br />(a) RP-2: 40% * <br />(b) R-3 and RP-3: 40% * <br />(c) RP-4: 40% * <br />(d) RP-5: 59% <br />(e) RP-6: 69% <br /> <br />* The maximum lot coverage in these districts may be increased one (1) <br />percent for each ten (10) percent of units-having attached garages and <br />provided that the average residential unit size for the total number of units <br />within the project is a minimum of 1,000 square feet. <br /> <br />ii. <br /> <br />Attainable Density. A range of densities, which are based on net acreage <br />(see Section V, Definitions, below), may be permitted for each zoning <br />district, as set forth in the Master Plan. A multi-family development that <br />meets all applicable design standards shall not exceed the mid-point of the <br />density range for the applicable zoning district, as set forth below (du = <br />dwelling unit): <br /> <br />(a) RP-2: 5 du/acre <br /> <br />(b) R-3 and RP-3: 9 du/acre <br /> <br />CITY OF OVERLAND PARK, KANSAS 9 OCTOBER 7, 2002 <br /> <br /> <br />
