MULTI-FAMILY RESIDENTIAL DESIGN GUIDELINES AND STANDARDS <br /> <br /> (c) RP-4: 5 du/acre <br /> (d) RP-5: ~14 du/acre <br /> (e) RP-6: 29 du/acre <br /> <br /> iii. Maximum Density (with incentives). A multi-family development that meets <br /> all applicable design standards and that successfully incorporates one or <br /> more of the design incentives allowed by these Multi-Family Residential <br /> Design Guidelines and Standards shall not exceed the maximum density, <br /> based on net acreage, permitted for the applicable zoning district, as <br /> follows: <br /> <br /> (a) RP-2 7.26 du/acre <br /> (b) R-3 and RP-3 12.4 du/acre <br /> (c) RP-4 7.26 du/acre <br /> (d) RP-5 16.4 du/acre <br /> (e) RP-6 43.0 du/acre <br /> <br />Common Open Space <br />a. Intent <br /> Creating areas of common open space that are easily accessed by residents <br /> provides focal points for community recreation and interaction and adds to the <br /> overall quality of life for residents. Given the environmental and recreational <br /> benefits of common open space, it should be integrated purposefully into the <br /> overall design of a development and not merely be residual areas left over after <br /> buildings and parking lots are sited. <br /> <br /> b. Design Guidelines and Standards <br /> <br /> i. Common Open Space Required. All new multi-family developments shall <br /> set aside a percentage of the net site acreage as common open space for <br /> the use and enjoyment of the development's residents. The common open <br /> space shall be aggregated into meaningful, quality open spaces. Clustering <br /> of buildings is encouraged to minimize small, narrow~ unassigned strips in <br /> front of and between buildings. Open space areas shall be clearly identified <br /> on the development plan. Such designated common open space shall be in <br /> a natural, undisturbed state, or may be landscaped for more formal <br /> courtyards or plazas, or may be developed for active or passive recreation. <br /> <br /> ii. Minimum Amount Required. The minimum amount of common open <br /> space (as a percentage of net land area) shall be: <br /> <br />(a) RP-2: 17% <br />(b) R-3 and RP-3: 17% <br />(c) RP-4: 17% <br />(d) RP-5: 13% <br /> <br />(e) RP-6: 8% <br /> <br />CITY OF OVERLAND PARK, KANSAS 10 OCTOBER 7, 2002 <br /> <br /> <br />
