MULTI-FAMILY RESIDENTIAL DESIGN GUIDELINES AND STANDARDS <br /> <br />iv. Preservation of Existing Trees and Vegetation. <br /> <br /> (a) Plan Requirement. Developers shall <br /> submit an existing tree survey and <br /> preservation plan at the time of site <br /> plan approval in the case of a planned <br /> <br />(b) <br /> <br />(c) <br /> <br />(d) <br /> <br />(e) <br /> <br />(f) <br /> <br />zoning district, or preliminary plan in <br />the case of a conventional district <br />submittal to show compliance with the <br />guidelines and standards below. <br /> <br />General Guideline. Existing trees and <br />vegetation should be preserved <br />whenever possible to act as buffers <br />between adjoining developments and <br />as community amenities within the <br />multi4amily development. <br /> <br />Significant Trees. <br /> <br />(1) On sites with existing, mature <br /> trees, at least forty (40%) of <br /> significant trees shall be preserved <br /> or transplanted on-site, to the <br /> maximum extent precticable. For <br /> <br />Figure 5 Existing trees and vegetation <br />should be preserved ~vhenever possible. <br /> <br /> purposes of this section, "significant" trees include the following: <br /> (a) Deciduous trees with twelve inch (12") minimum caliper; <br /> (b) Evergreen trees twelve feet (12') or more in height; or <br /> (c) Groups or stands of ten (10) or more trees with a minimum <br /> caliper of six inches (6"). <br /> <br />(2) At the time of preliminary plan approval, trees which can not <br /> practicably be preserved or transplanted may be required to be <br /> replaced according to the standards in subsection 4.b.iv.f (Tree <br /> Replacement) below. <br /> <br />(3) Significant trees in appropriate locations, such as along drainages <br /> and along the perimeter of the site should be used to fulfill <br /> landscaping or buffering requirements under these Multi-Family <br /> Residential Design Guidelines and Standards or under the UDO. <br /> <br />Other Existing Trees and Vegetation. Any existing vegetation or non- <br />significant trees that are in appropriate locations, in sufficient quantities, <br />and of acceptable quality to be used to fulfill transition, landscaping, or <br />buffering requirements under these Multi-Family Residential Design <br />Guidelines and Standards, or under the UDO, shall be preserved to the <br />maximum extent practicable. <br /> <br />State of Preserved Trees and Vegetation. All preserved trees and <br />vegetation shall be healthy and free of mechanical injury. <br /> <br />Tree Replacement. If a significant tree designated to be preserved is <br />removed or substantially damaged during clearing, grading, or <br />construction, the applicant or developer shall replace the removed or <br />damaged tree with new trees.
