The city may approve up to a ten percent (10%) increase in permitted <br /> density for multi-family development in which each multi-family building has <br /> brick and/or stone as its primary exterior building material, as follows: <br /> <br /> (a) An amount equal to sixty percent (60%) of the totsI net exterior wall area <br /> of each building elevation (excluding gables, windows, doors, and <br /> related trim), shall be brick and/or stone. <br /> <br /> (b) The balance of net exterior wall area may be lap siding and/or stucco. <br /> <br /> ii. The city may approve a five percent (5%) increase in permitted density for <br /> multi-family development in which the roofs of all primary multi-family <br /> buildings are clad with clay or concrete tiles. <br /> <br />Private Outdoor Spaces <br /> <br /> a.
