MULTI-FAMILY RESIDENTIAL DESIGN GUIDELINES AND STANDARDS <br /> <br /> h. Roofs <br /> <br /> i. All multi-family buildings with pitched roofs shall have a pitched roof with a <br /> minimum slope ratio of 6:12. <br /> <br /> ii. On buildings where sloping roofs are the predominant roof type, each <br /> building shall have a variety of roof forms. For instance, a gable or hip <br /> configuration should be used with complimentary sheds, dormers, and other <br /> minor elements. Other roof forms will be considered on a case-by-case <br /> basis. <br /> <br /> iii. On buildings where flat roofs are the predominant roof type, parapet walls <br /> shall vary in height and/or shape at least one every fifty feet (50') of building <br /> wall length. <br /> <br /> iv. Roof forms shall be designed to correspond and denote building elements <br /> and functions such as entrances and arcades. <br /> <br /> i. Design Incentives <br /> The city may approve a maximum two perCent (2%) increase in permitted <br /> density for multi-family development for each of the following architectural <br /> elements provided: <br /> i. Windows in all garage doors; <br /> ii. Two sidelights and/or a transom on all front doors; <br /> iii. Real or simulated chimneys faced with masonry on all buildings; or <br /> <br />4. Building Materials <br /> <br /> a. Intent <br /> <br /> The following guidelines and standards are intended to: <br /> i. Achieve unity of design through the use of similar materials and colors <br /> throughout multi-family developments. <br /> <br /> ii. Select high-quality building materials that are durable, attractive, and have <br /> Iow maintenance requirements. <br /> <br /> b. Submittal Requirements <br /> <br /> Applicants shall submit a sample building material board at the time of <br /> preliminary plan approval. <br /> <br /> ¢. Design Guidelines and Standards <br /> <br /> i. Use to Define Neighborhoods. In large multi-family projects over 100 units, <br /> subtle variations in color and materials shall be used where practicable to <br /> define neighborhoods. <br /> <br /> ii. Exterior Materials: <br /> <br /> (a) For all multi-family buildings and single-family townhomes, an amount <br /> equal to forty percent (40%) of the total net exterior wall area of each <br /> building elevation, excluding gables, windows, doors, and related trim," <br /> shall be brick or stone.
