MULTI-FAMILY RESIDENTIAL DESIGN GUIDELINES AND STANDARDS <br /> <br />ii. Interior Parking Lot Landscapinq. The interior of all uncovered parking <br /> blocks containing ten (10) or more spaces shall be landscaped according to <br /> this subsection. These requirements for interior parking area landscaping are <br /> in addition to both the landscaping requirements for separation of parking <br /> blocks in section D.3.d. above, and the requirements set forth below for <br /> perimeter parking area landscaping. <br /> <br /> (a) Parking spaces in an uncovered parking area shall extend no more than <br /> ten (10) parking spaces without an intervening interior landscaped island <br /> no less than ten feet (10') in width. Landscaped islands shall be planted <br /> with a combination of trees, and ground cover, or sod. <br /> <br /> (b) A landscaped area no less than ten feet (10') in width shall separate <br /> detached garages or carport structures sited in a row (end-to-end). Such <br /> area shall be planted with a minimum one (1) deciduous tree and <br /> ground cover or sod. <br /> <br /> (c) Lighting for parking lots may be contained within an interior parking lot <br /> landscaped area provided the landscaped area is a minimum of 200 <br /> square feet in area and provided the landscaping and trees, at maturity <br /> and as maintained, shall not obstruct the illumination path. <br /> <br />iii. Perimeter Parking Area Landscaping. <br /> <br /> (a) Intent. Use perimeter parking lot landscaping and screening to mitigate <br /> the negative on- and off-site visual and acouStic impacts of motor <br /> vehicles. <br /> <br /> (b) Parking lot edges shall be screened from public rights-of-way, public <br /> open space, and adjacent properties. Perimeter parking lot landscaping <br /> may be satisfied by required landscaped buffers and required street edge <br /> landscaping (see subsections F.5., Site Perimeter Landscaping Abutting <br /> Street Edges and F.6., Site Perimeter Landscaping Abutting Adjoining <br /> Parcels, above) where the Iocational requirements for the buffer or street <br /> edge landscaping overlap with these perimeter landscaping <br /> requirements. <br /> <br />I~igm'e 20~Parkin~ /ol edges shall be sa'eened from public ,ights-of-,va3~, public open <br />mace. and adiacent ~robetlies. <br /> <br />CITY OF OVERLAND PARK, KANSAS 41 OCTOBER 7, 2002 <br /> <br /> <br />
