Additionally, since no <br />additional buildable lots are being created, Trail Development and Stormwater Management Fees <br />are not being collected for Lot 1, Block 1. However, any additional buildable lots created with <br />future plats on the Subject Property shall be subject to applicable dedication obligations and fees <br />including, but not limited to, park dedication, trail development fees, and stormwater <br />management fees. Also, sanitary sewer and water trunk fees are not being collected, as the <br />existing lot is served by private well and septic. <br />Recommendation: <br />The Sketch Plan was reviewed by the Planning Commission which recommended that the <br />Applicant proceed forward with the Final Plat.
