WEST RIDGE MARKET <br />Minnetonka, Minnesota <br /> <br />West Ridge Market represents a mix of housing styles and prices with linkages to <br />jobs, transportation, services, and recreation within a compact, mixed-use <br />neighborhood. The 418 new housing units provide a mix of rents and prices, <br />serving those from very Iow to higher incomes. In addition, 256,000 square feet of <br />commercial space provides jobs and shopping. An example of successful suburban <br />redevelopment, West Ridge Market covers 53 acres and includes preserved <br />wetlands and woods with connecting pedestrian trails and an adjacent 15~acre city <br />park. The West Ridge Market project is a livable Communities demonstration <br />project and received $870,000 from the Metropolitan Council to support many of <br />the needed public improvements, which tie together the elements of this innovative <br />mixed-use project. <br /> <br />HOUSING <br /> VBoulevard Gardens and West Ridge Senior Housing <br /> Developed by Common Bond Communities, using federal funds, Boulevard <br /> Gardens includes 46 units available to senior citizens having incomes less than <br /> 50% of median income. <br /> <br />Developed by Twin City Christian Homes, West Ridge Senior Housing <br />includes 106 units available to seniors with Iow, moderate, and middle incomes. <br /> <br />Both Boulevard Gardens and West Ridge Senior Housing have laundry service, <br />community rooms, library, television lounges, and on-site caretaking. <br />Affordability is ensured for 30 ye-~rs. Rents range from $474 to $900 per <br />month. <br /> <br />VThe Gables of West Ridge Market <br />Developed by Rottlund Homes, this project includes 104 two-story townhomes. <br />With City assistance, twenty-four units were initially priced at $95,000 and <br />reserved for first-time homebuyers, while another 24 units were priced at <br />$110,000. Both the $95,000 and $110,000 units ha~/e resale prices indexed <br />to guarantee affordability for 30 years. An additional 42 units were initially <br />priced at ~ 115,000 and 14 units at $140,000. <br /> <br />VBayhill <br />Developed by David Bernhard, this project includes 98 condominiums and <br />townhomes with market rate prices ranging from the $180,000 to the <br />$400,000's. <br /> <br /> <br />
