City of Ramsey <br /> <br />Request for Proposals <br /> <br />February 10, 2003 <br /> <br />The City of Ramsey is undertaking an ambitious effort to:establish a mixed-use <br />development known as Ramsey Town Center.' The impact of this development <br />on existing commercial nodes in the City maybe significant. Of particular <br />interest to the City is the commercial area located at the intersection of TH-47 <br />and 167th Avenue. Businesses in this commercial area are already, facing <br />increased competition from new businesses locating in Coon Rapids, Anoka, <br />Ramsey and St. Francis. This competition is creating the need to reposition and <br />potentially re-merchandise the commercial area. <br /> <br />The City is seeking proposals from qualified consultants to accomplish the. <br />following objectives: <br /> <br /> · Evaluate the commercial area and tenant mix located at the intersection of <br /> TH-47 and 167th Avenue. .. <br /> · Identify competitive shopping areas. <br /> · Delineate the commercial area's trade area and estimate future residential <br /> households for 2005, 2010, 2015 and 2020. <br /> · Estimate demand for retail, service and office uses that are.conSistent with <br /> the commercial area's location and trade area. <br /> <br />Scope of Work <br />The Consultant will complete the following Scope of Work. Specific work tasks <br />include: <br /> <br /> 1. Site Evaluation - Retail businesses in the study area' should be <br /> categorized by type. The commercial area will be evaluated including, <br /> but not limited to, ingress and egress, access, visibility,' current and future <br /> traffic counts, and relationship to adjacent uses. <br /> 2. Customer Survey- Retail and'service businesses in the commercial area <br /> will be surveyed to determine resident zip codes, work zip codes and their <br /> reason for shopping at each. business. <br /> 3.
