Exitinq Business Interviews - Owners and managers of businesses <br /> located in the TH-47 and 167th Avenue commercial node will be <br /> interviewed to obtain their observations on retail trends, the location of <br /> their principal customers and otlier information that may be important for <br /> the study. <br />5. Trade Area Analysis. - Based on transportation patterns, drive times and <br /> consultant experience, the trade area for the TH-47 and 167~h Avenue <br /> commercial node will be identified. The economy of the trade a~:ea will be <br /> analyzed to identify and quantify those factors that generate support for <br /> the retail and service establishments. The City will discuss with the- <br /> consultant the factors to be included in the Trade Area Analysis. <br />6. Commercial Area Repositioninq - COmmercial deveiopment potential for <br /> the commercial' area will be estimated taking into consideration <br /> competition, household growth, trade area demograp'hics, purchasing <br /> power and estimated market share. Based on the purchasing power <br /> analysis, competitive shopping areas, and current retail trends, future <br /> retail, service and office potential for the commercial area at TH-47 and <br /> 167Ih Avenue will be estimated by business type. The consultant will <br /> recommend store types, size and merchandising and estimate retail, <br /> service and office space that can be supported by the sales potential for <br /> target years 2005 and 2010. <br /> <br />The Consultant will: <br /> <br />; Establish a preliminary project budget. <br />· Communicate as needed with the City of Ramsey Project Coordinator and <br /> meet on a regular basis concerning the status of the project. <br />· - Organize and meet with retail owners in the study area. <br />· Coordinate and prepare the completed study for the City. <br /> <br />Instructions to Consultants <br /> <br />1) <br /> <br />Consultants must submit seven (7) copies of their proposal by 4:30 p.m., <br />February 24, 2003.
