Staff s.ent out notices' to all property owners within 35() feet. . <br /> <br />Observations: <br /> <br />Eddy's' Auto & Body Repair, Inc. is 100Idng to move its auto and body repair .operation to the <br />proIJerty at 6845 Highway 10 NW, which. is the former site. of City Wide Garage Door. The <br />Applicant. is in discussion' with the current property owner to purchase this property. The <br />business currently has six (6) full time employees and the hours of operation would be :Monday <br />thro~gh Friday from 8 a.m. to 6 p.m. and Saturdays from.8 a.m. to 12 p.m. <br /> <br />In October of 2009, City Code was amended to shift motor vehicle, implement and recreation <br />equipment sales and service.from a permit.ted use to a conditional use in both the B-2 Business <br />. ari~ th€? H-l Highway 10 Business Districts. Since motor vehicletepair was not occurring on the <br />site. at the time of the code amendment, nor had it been within the past twelve (12) months, a. <br />Conditional Use Permit is now required. <br /> <br />. There are essentially four components of the building. The Applicant intends to use the (1) <br />southem most portion of the building as office space,. the (2) middle, long north-south section of <br />th~ building for auto repair, the (3) "northern portion of the building for the body shop~ and hopes <br />to. ieas.e out the (4) western portion, which is additional office/showroom space. <br /> <br />. . <br /> <br />. The majority of the site is paved. Per City Code ~117-356, required parking is determined by the <br />following: three (3) parking spaces for each enclosed bay, one parking space for each full time <br />eIP:ployee, one parking space for every 300 square fed of office space, and one par~g :space fo~ <br />every ten (10) motor vehicles displayed for sale. There is it combined totaIof 5,070 square feet <br />of:9ffice space, six (6) bays and six (6) full time employees. Therefore, the A1?plic~twill be. <br />reql1ir€?d to provide and stripe at" least forty-one (41) parking spaces.
