<br />SITE DESCRIPTION <br /> <br />The subject property consists ofaparcel ofland (Highest and Best Use as vacant) located along <br />U.S. Highway #10 in the SE section of Ramsey, Minnesota. Specif1cally the parcel is located on <br />the north side ofHwy #10, directly to the NW of the Anoka County Technical College, Yz mile <br />SE of Sunfish Lake Blvd, and immediate south of the Burlington Northern Rail-line (Northstar <br />Commuter Light Rail). The subject is trapezoidal in shape (lengths north~south & widths east- <br />west) with 202.25' of highway frontage. Additionally, the rear of the site has a low-to-moderate amount of <br />treelbrush coverage; the remaining site is free of tree coverage or other visual impediments to <br />utilizing the site. The northern adjacent rail-line has a raised area elevation. <br /> <br />Accessibilitv & Identitv: <br />The subject has good front visibility from Hwy #10 NW and is accessible via both a private and a <br />shared access. <br /> <br />Zoninl!
