EXHIBIT C <br />BID QUALIFICATIONS <br />Proposal For <br />The Residences @ Ramsey Town Center <br />I. GENERAL REQUIREMENTS <br />Oft A. The following qualifications are based on Concept Plans by UrbanWorks dated <br />.., <br />Mame <br />011111. <br />December 22, 2009. <br />B. The building interiors and exteriors along with the associated sitework shall be <br />accepted on a building —by-building basis with the warranty beginning at that <br />time. The utility costs (electric, gas, and water) shall be prorated to the owner or <br />its responsible Management Company at each building acceptance. <br />C. The anticipated project duration is calendar days with extensions of <br />time for inclement weather. The project start date shall be identified as the <br />earliest date that all of the following items are in place and have been satisfied: 1) <br />executed contract; 2) permits issued; 3) notice to proceed; with access to site 4) <br />Marked for construction plans received. Schedule is based on starting <br />with site permits and assumes no loss of time due to garage & <br />building permits being issued by the City of Ramsey. <br />D. Standard one year warranty on all materials and workmanship except for those <br />items with longer manufacturer warranties such as (Roofing and AC <br />compressors). All the material specifications are assumed to be open to products <br />of equal quality. <br />E. A mold certification will be required after cover-up. <br />F. Project specifications are included. <br />II. SITEWORK <br />A. The dirt work including erosion control shall be +/- .10 ft from grades on civil <br />plans, final cut and fill from +/- .10 ft included in the grading figure with the cut <br />to be hauled off, with building pads compacted in 8" lifts. The existing topsoil <br />shall be stripped and a limited amount stockpile for later use to fine grade in all <br />landscape areas. Field engineering and layout is included from property comers <br />that shall be established by the Civil Engineer of Record. <br />B. Asphalt paving is included. City specifications on street parking repairs, no <br />overlay of public streets has been included. <br />C. The landscape allowance and allowance for an irrigation system includes topsoil <br />installation labor, materials, taxes, service, sleeves, tap, equipment, fine grade and <br />maintenance. (See Exhibit I) <br />D. The cost of soils and concrete testing is included. <br />E.
