EXHIBIT C BID QUALIFICATIONS Proposal For The Residences @ Ramsey Town Center I. GENERAL REQUIREMENTS Oft A. The following qualifications are based on Concept Plans by UrbanWorks dated .., Mame 011111. December 22, 2009. B. The building interiors and exteriors along with the associated sitework shall be accepted on a building —by-building basis with the warranty beginning at that time. The utility costs (electric, gas, and water) shall be prorated to the owner or its responsible Management Company at each building acceptance. C. The anticipated project duration is calendar days with extensions of time for inclement weather. The project start date shall be identified as the earliest date that all of the following items are in place and have been satisfied: 1) executed contract; 2) permits issued; 3) notice to proceed; with access to site 4) Marked for construction plans received. Schedule is based on starting with site permits and assumes no loss of time due to garage & building permits being issued by the City of Ramsey. D. Standard one year warranty on all materials and workmanship except for those items with longer manufacturer warranties such as (Roofing and AC compressors). All the material specifications are assumed to be open to products of equal quality. E. A mold certification will be required after cover-up. F. Project specifications are included. II. SITEWORK A. The dirt work including erosion control shall be +/- .10 ft from grades on civil plans, final cut and fill from +/- .10 ft included in the grading figure with the cut to be hauled off, with building pads compacted in 8" lifts. The existing topsoil shall be stripped and a limited amount stockpile for later use to fine grade in all landscape areas. Field engineering and layout is included from property comers that shall be established by the Civil Engineer of Record. B. Asphalt paving is included. City specifications on street parking repairs, no overlay of public streets has been included. C. The landscape allowance and allowance for an irrigation system includes topsoil installation labor, materials, taxes, service, sleeves, tap, equipment, fine grade and maintenance. (See Exhibit I) D. The cost of soils and concrete testing is included. E. A budget for water, storm, and sanitary lines are included per plans. Flaherty & Collins Construction, Inc.
