F. The soils reports for the adjacent developments will be provided. <br />A. <br />III. STRUCTURAL CONCRETE <br />A. Slab -on -grade to be a minimum of 4"in. All concrete to be Minimum 3000 psi <br />strength. A pre -cast plank and beam system shall be assumed, but include a price <br />alternate option for post tension. Spread footings should be assumed unless <br />otherwise suggested based on adjacent soils reports. <br />B. 3/4 Gyperete is included at all 2nd, 3rd & 4th floor units. <br />C. A hung aluminum system is included at Balconies on the 2nd' 3rd & 4th floors and <br />is water proofed. Assume balconies for all units. <br />D. Corridors are currently priced with 3/4" gyp-crete 2000. <br />IV. MASONRY <br />— <br />A. 40% of the exterior walls will be a masonry cavity wall system. <br />B. The brick shall be installed to apartment standards and tolerances using tooled <br />concave brick joints, with non-acid cleaning methods, primed lintels, and <br />membrane flashing at base & opening. The brick shall be an (Allowance) of <br />$450 per thousand for Queen size brick. Brick is bid as three colors. Color <br />mortar at bricks. Open or wick weeps included. Cavity drain is included. <br />"' C. CMU at shaft walls for Elevators and at stair shaft towers. Show built -in -wood as <br />an alternate. <br />- V. METALS <br />A. Porch and deck rails with vertical pickets. Painted steel stairs & rails with <br />concrete treads. Powder coated steel site rails & deck rails. <br />Isar. <br />B. Typical misc. steel to be provided including but not limited to elevator hoist <br />beam, masonry lintel, etc. <br />VI. CARPENTRY <br />A. At 4 story building framing materials shall be finger joint yellow pine (or <br />Douglas Fir), with Pine plate (# 2) and Pine headers (# 2). No treated material in <br />breezeways. Framing to meet City of Ramsey requirements. Building wrap may <br />be Tyvek house -wrap or equal. Trusses and Truss design by truss manufacturer. <br />B. The interior wood trim shall be MDF. All interior hollow core doors shall be pre - <br />hung panel units with paint grade metal hinges. All interior door casings shall be <br />MDF edge profile trim, MDF 1" x 4" MDF base and exterior 26 ga. Masonite <br />solid cores at entries. Jambs at entry doors are wood. Hardware will be rated <br />where required. <br />C.
