The mechanical, electrical and plumbing systems are priced in accordance with <br />industry standards using competitive brands of equipment, fixtures, trim, etc. <br />subject to the Architect's review and approval. Ductwork to be ductboard or flex <br />duct per contractor's submittal. Final duct layout by subcontractor to be <br />submitted for review. Plumbing faucets by Proflow or equal. HVAC balancing <br />by in house technician. <br />C. Use magic paks or equal for units and a rooftop AHU for all common areas. <br />D. Return air thru grill above closet door. CPVC or Pex water supply & PVC waste <br />& vent. Plastic drain pans. <br />E. Design is based on ductwork in truss space. Furr-down for HVAC duct work is <br />not included. Duct work will be per local code <br />F. All necessary gas piping to be included in cost estimate. <br />XIV. ELECTRICAL <br />A. The electrical system is included per local code. Unit fixtures are $ 750 per unit <br />including all corridor fixtures. 1 ceiling fan per unit. Service feed wire will be <br />aluminum based on three phase power. Electrical distribution to transformers and <br />to the disconnects on the outside of the building is by utility company. <br />Construction to include power to run secondary's to outside of building. <br />Disconnects at hot water heater and air handles are not included. <br />B. Site Lighting allowance to be included assuming an average of .5 foot candles <br />across the entire site area. <br />C. Unit phone & TV wiring is by others. <br />XV. EXCLUSIONS <br />A.
