L <br />L <br />GRANDBRIDGE <br />Conventional Financing <br />Commercial Banks — <br />• Construction financing is in limited supply at 50%-70% LTC, with <br />"bulletproof guarantees", compensating balances, GMAX contracts, and <br />construction bonds. <br />• Bridge financing is available for acquisition and refinances at 50%-70% <br />LTC ... but will be full recourse with little construction risk or lease -up risk <br />to the bank. <br />Life Insurance Companies — <br />• Have fixed rate money at 65%-75% LTV, <br />• For multifamily loans on stabilized properties, typically cannot compete on <br />rate or proceeds with government agencies, <br />• "Niche" is lending on pre -stabilized properties with a guarantee or master <br />lease through 1.30x DSC. <br />2 <br />Technical questions?
