TO: To Whom It May Concern FROM: Building Official RE: Site Plan Review - Independent Fire Protection, 13945 Sunfish Lake Blvd. DATE: March 25, 1981 We have reviewed the above referenced site plan and find the following: 1) Council clarilication as to whether or not this area is in the 1990 Urban Area and wouTd require approval through the Urban Development Permit process is necessary. The City maps would appear to indicate it is not in the Urban Area. However, even iI it is in the Urban Area the Council may wish to consider waiving the Urban Development Permit requirement inasmuch as the development is proposed on platted land. 2) The $500 escrow deposit to cover City expenses incurred has not been received. 3) The area for two additional on-site septic systems has not been designated. However, adequate areas do exist. 4) No trees or shrUbs are indicated on the site plan. Council should indicate if they wish to see trees and shrubs as well as indicate locations, types and sizes. 5) No building elevation drawings have been submitted. How- ever, the applicant has indicated he intends to construct a block building with a decorative block front and just regular block on the remainder of the building. It is our opinion that the remainder of the site plan items, Let 1 parking, structure location, etc., comply with the intent of our ordinance. However, the applicant has requested we allow him to complete the curb, blacktop, sod and painting in the 1982 construction season. "--- If the Council agrees, then we feel we should grant the building permit con- tingent upon the applicant entering into an agreement with the City and pro- viding an escrow for the site improvements. The agreement should cover the items covered in this report, as well as items that may be encountered at such time as building plans are submitted and re- viewed, such as sprinkler system requirements, etc.
