<br />-;--- <br />...~ .. <br />-.r ..,;: <br /> <br />. <br /> <br />. <br /> <br />TO: To Whom It May Concern <br /> <br />FROM: Building Official <br /> <br />RE: Site Plan Review - Independent Fire Protection, 13945 Sunfish Lake Blvd. <br /> <br />DATE: March 25, 1981 <br /> <br />We have reviewed the above referenced site plan and find the following: <br /> <br />1) Council clarilication as to whether or not this area is in <br />the 1990 Urban Area and wouTd require approval through the Urban <br />Development Permit process is necessary. The City maps would <br />appear to indicate it is not in the Urban Area. However, even <br />iI it is in the Urban Area the Council may wish to consider <br />waiving the Urban Development Permit requirement inasmuch as <br />the development is proposed on platted land. <br /> <br />2) The $500 escrow deposit to cover City expenses incurred <br />has not been received. <br /> <br />3) The area for two additional on-site septic systems has <br />not been designated. However, adequate areas do exist. <br /> <br />4) No trees or shrUbs are indicated on the site plan. Council <br />should indicate if they wish to see trees and shrubs as well as <br />indicate locations, types and sizes. <br /> <br />5) No building elevation drawings have been submitted. How- <br />ever, the applicant has indicated he intends to construct a <br />block building with a decorative block front and just regular <br />block on the remainder of the building. <br /> <br />It is our opinion that the remainder of the site plan items, Let 1 parking, <br />structure location, etc., comply with the intent of our ordinance. However, <br />the applicant has requested we allow him to complete the curb, blacktop, sod <br />and painting in the 1982 construction season. <br /> <br />"--- <br /> <br />If the Council agrees, then we feel we should grant the building permit con- <br />tingent upon the applicant entering into an agreement with the City and pro- <br />viding an escrow for the site improvements. <br /> <br />The agreement should cover the items covered in this report, as well as items <br />that may be encountered at such time as building plans are submitted and re- <br />viewed, such as sprinkler system requirements, etc. <br />
