Variance Request- Victor Mastley <br />Mr. Mastley was pres0nt with a request from the subdivision ordinance_ <br />to al~ow him to subdivide by metes and bounds a ~arcel owned by Bertha <br />Mae SF-ith and located at the nortrwest corner of 166th Street and Jaspar <br />Street N.W. Mr. Hastley presented two plans for the parcel. One plan <br />showed three lots, and One nlan calling for two lots. After discussion <br />the consensus of the commission was to advise Mastley that the plan callin~ <br />for two lots was by far the more acceptable, since the other plan in- <br />dicated one lot vdthout the required number of feet on a p~blic road. <br />Al Sorteberg stated that he ~ould never approve the three lot split <br />by metes and bounds without ~pproved roads. <br /> <br />Motion by Art Dunn, seconded by Al Sorteberg to recommend to the City <br />Council to grant a variance to Victor Mastley to subdivide by Metes <br />and bounds to the parcel presently owned by Bprtha Mae Smith and being <br />a part of the Southwest Quarter of the Southwest Quarter of Secticn 10, <br />Township 32, Range 25, into two parcels of approximately 3.5 acrea each <br />as per certificate of survey and subject to road ease!Cent of 33' on west <br />property line and 40' on North property .line, and payment of park dedication <br />fee. Motion carried 6-0. ,- <br /> <br />Hr. Hastley was advised that tIT:>. final. d'ecision would be made by Council <br />and should not go ahead and Pll:r,:.;118s'e the- property before he has Council <br />decision. <br /> <br />Item 4. Rezoning reQuest - Dr. T.W. Anderson <br />Dr. Ton Anderson and Dr. Roger Austin were present with a request for <br />rezoning of 5 acres located on the Northwest corner of l67th and #47 <br />from R-l to light commercial to allow the building of a dental office. <br /> <br />. <br /> <br />Dr. Anderson explained that they had already talked with the Highway Dept. <br />and they posed no objections, gnd they had received favorable comments <br />from the neighbors in the area. It was stated that Dr. Anderson and <br />Dr. Austin have operated a dental clinic in Coon Rapids with a septic <br />system for 10 years without any problems. As the sketch presented for <br />review left a 2.5 acre parcel undeveloped, Ken Peterson explained that <br />he wasn't opposed to the' concept of the dental office, but would like to <br />see a plan for the entire acreage. Dr. Anderson said that they did not ~ant <br />to invest any more than necessary unless there is rezoning. There was <br />discussion of how the 2.5. acre parcel on #47 could be zoned so as to <br />urevent undesireable develop~ent at a future date. It was explained that <br />thei."WouJd like to have the entire parcel rezoned from R-l so as not to <br />close the door on the future. <br /> <br />The possiblity of restrictive covenants was discussed and a Public HearinE <br />will be held on August 21. Soil borin~s and elevations were requested for <br />the P.H. <br /> <br />Item 5. Acceutance of MaRnesium as City street <br />This street is located south of Industrial Blvd, ~nd west of the Ra~sey <br />Terrance Plat.
