The <br />sketch plan includes one sheet prepared by Landform dated February 25,2010. In addition, the submittal <br />includes two color architectural renderings, unnamed and undated, and four sheets prepared by Perkins <br />and Will, undated. We offer the following comments regarding your application: <br /> <br />General: The proposed plat would replat Lots 1 and lA, Block 1 and Outlot A, Ramsey Town <br />Center 5th Addition, into three buildable lots and one outlot. Lot 2, Block 1 Ramsey Town Center 5th <br />Addition is not affected by the Plat. The Subject Property appears to be approximately 7.53 acres. <br /> <br />Zoning: The property is located in the TC-l (Town Center) Sub-District. Medical offices and clinics <br />are a permitted use in this sub-district. <br /> <br />Lot Size and Width Requirements: The TC-l Sub-District does not require a minimum lot size. <br />The district does require a minimum lot width of 20 feet and a minimum lot depth of 80 feet. It <br />appears that all lots, including Outlots, meet the minimum lot width and depth requirements. <br /> <br />Access and Streets: Access for the Ramsey Municipal Center and Parking Ramp will remain the <br />same. Access to the remaining parcels shall be reviewed during Preliminary Plat. <br /> <br />Sidewalks: An additional two (2) to four (4) foot section of sidewalk must be added (at the <br />Applicant's cost) to the existing sidewalk along any undeveloped portion of Sunwood Drive, in <br />accordance with the Ramsey Town Center Master Plan, completed Sunwood Drive Streetscape <br />improvements, and City policy. In additional, sidewalks must be constructed along Civic Center <br />Drive as well. Construction of this sidewalk section may require additional sidewalk easement if <br />constructed on private property. <br /> <br />Grading and Drainage: The Sketch Plan does not include grading/drainage information and is not <br />required for Sketch Plan Review. However, this information must be submitted with the Preliminary <br />Plat and Site Plan Applications. <br /> <br />Easements: Necessary easements will be reviewed as part of the Preliminary Plat and Utilities Plan. <br /> <br />5 <br />
