Sketch Plan Review <br />March 10,2010 <br />Page 20f2 <br /> <br />Right-of-Way Dedication: Sufficient right of way was dedicated as part of the plat for the Ramsey <br />Town Center Addition. No additional right of way is proposed to be dedicated as part of the plat. <br /> <br />Utilities: The Utilities Plan will be reviewed as part of the Preliminary Plat and Site Plan applications. <br /> <br />The following Development Fees will be collected prior to execution of the Development Contract. The <br />rate in effect at the time of execution of the Contract will be collected. <br /> <br />Municipal Water and Sanitary Sewer Trunk (Connection) Charges: The 2010 commercial water <br />and sanitary sewer trunk fees are $8,337.00 per acre and $3,824.00 per acre respectively. <br /> <br />Municipal Water and Sanitary Sewer Lateral Benefit Charges: The 20 I 0 commercial water and <br />sanitary sewer lateral fees are $8,777.00 per parcel and $3,847.00 per parcel respectively. It is being <br />investigated to determine whether these charges were previously assessed, so these fees may not be <br />necessary if it is found that they have been previously paid. <br /> <br />Stormwater Management: The 2010 commercial stofmwater management fees are $4,465.00 per <br />acre. <br /> <br />Trail Development Fees: The 2010 commercial trail development fee is $1,090.00 per acre. <br /> <br />Park Dedication: The 2010 commercial park dedication fee is $4,738 per acre. The Park and <br />Recreation will be reviewing the Park Dedication requirements. <br /> <br />The Planning Commission will be meeting at 7:00 p.m. on Thursday, March 18, 2010 to review your <br />sketch plan. You, or your representative, are strongly encouraged to attend the meeting in order to answer <br />any questions that may arise.
