The Final Plat includes one (1) sheet prepared by Bolton and Meek dated March 22, 2010 and an easement exhibit for access purposes. We offer the following comments regarding your application: General: The proposed plat would subdivide existing Outlot FF, Ramsey Town Center Addition, into Lot 1 and Outlot A, Block 1, Ramsey Town Center 14~' Addition. The Subject Property appears to be approximately 4.36 acres. Zoning: The property is located ui the TC-3 (Town Center) zoning district. Medical offices and clinics are a permitted use in this district. Lot Size and Width Requirements: The TC-3 District does require a minimum lot size. The district does require a minunum lot width of 40 feet and a minimum lot depth of 80.feet. Lot 1 is proposed to be 130,680 square feet (3.0 acres). Outlot A is proposed to be 59,329 square feet (1.36 acres). Both lots conform to lot width and depth requirements. Access and Streets: Both Lot 1 and Outlot A are proposed to receive access from Sunwood Drive from a shared drive, which will require a cross access easement or other access agreement, subject to the review of the City Attorney. Only one access will be allowed onto .Sunwood Drive and the existing pavement striping along the roadway (turn lanes, etc.) may require revisions as a result of this access location, all of which would be performed and funded for by the Applicant. This access .may be restricted in the future to right-in right-out only dependant on traffic and accident history. Outlot A will also have an access onto Peridot Street and should be included in the cross access easement, benefitting Lot 1. Please include this in the proposed easement exhibit. Sidewalks: An additional two (2) to four (4) foot section of sidewalk must be added (at the Applicant's cost) to the existing sidewalk along Sunwood Drive, in accordance with the Ramsey Town Center Master Plan, completed Sunwood Drive Streetscape improvements, and City policy. Construction of this sidewalk section may require additional sidewalk easement if constructed on private property. Grading and Drainage: The grading plan has been reviewed as part of the request for Site Plan Review for the Allina Health System Medical Clinic.
