The Final Plat includes one (1) sheet prepared by Bolton and Meek dated March 22, 2010 and <br />an easement exhibit for access purposes. We offer the following comments regarding your application: <br />General: The proposed plat would subdivide existing Outlot FF, Ramsey Town Center Addition, <br />into Lot 1 and Outlot A, Block 1, Ramsey Town Center 14~' Addition. The Subject Property appears <br />to be approximately 4.36 acres. <br />Zoning: The property is located ui the TC-3 (Town Center) zoning district. Medical offices and <br />clinics are a permitted use in this district. <br />Lot Size and Width Requirements: The TC-3 District does require a minimum lot size. The district <br />does require a minunum lot width of 40 feet and a minimum lot depth of 80.feet. Lot 1 is proposed to <br />be 130,680 square feet (3.0 acres). Outlot A is proposed to be 59,329 square feet (1.36 acres). Both <br />lots conform to lot width and depth requirements. <br />Access and Streets: Both Lot 1 and Outlot A are proposed to receive access from Sunwood Drive <br />from a shared drive, which will require a cross access easement or other access agreement, subject to <br />the review of the City Attorney. Only one access will be allowed onto .Sunwood Drive and the <br />existing pavement striping along the roadway (turn lanes, etc.) may require revisions as a result of <br />this access location, all of which would be performed and funded for by the Applicant. This access <br />.may be restricted in the future to right-in right-out only dependant on traffic and accident history. <br />Outlot A will also have an access onto Peridot Street and should be included in the cross access <br />easement, benefitting Lot 1. Please include this in the proposed easement exhibit. <br />Sidewalks: An additional two (2) to four (4) foot section of sidewalk must be added (at the <br />Applicant's cost) to the existing sidewalk along Sunwood Drive, in accordance with the Ramsey <br />Town Center Master Plan, completed Sunwood Drive Streetscape improvements, and City policy. <br />Construction of this sidewalk section may require additional sidewalk easement if constructed on <br />private property. <br />Grading and Drainage: The grading plan has been reviewed as part of the request for Site Plan <br />Review for the Allina Health System Medical Clinic. <br />
