-40-

Principal Planner Trudgeon stated that with a 50-foot right of way, you are losing greenspace.
He stated that one of the challenges Staff is up against is the policy makers have not made a
decision on parking rules on private streets.

Commissioner Reeve asked if they were leaning toward 20 feet for the one ways.

Fire Chief KaPler stated that was what had been proposed the first time, than they were
nmTowed.

Mr. Kangas indicated this became critical in two ways; they could make the green space smaller
in the association, but 60 feet right-of-ways in the public areas would ma[ce the lots too small.
He thought he had heard that 16 feet on the one-ways was okay.

Commissioner Van Scoy stated it was the Planning Commission's res. ponsibility to sort this. out.
He indicated that the cuFrent plan is not acceptable with Staff, which is why he voted against it.

Chairperson Nixt asked if they could propose 28 feet on public streets, 24 feet on the 200 foot
stretch of private road and 20 feet on the one-ways, or 32 feet without the median.

Commissioner Johnson asked if the median was okay if it was surrnountable.

Fire Chief Kapler stated it would depend on how high the snow is.

Commissioner Johnson asked how critical the median ,,vas.

Mr. Bjerstedt indicated it was intended to look nice and have landscaping.

Commissioner Johnson asked where Chairperson Nixt was at with the proposal.

Chairperson Nixt indicated he was having second thoughts and was not sure it was ready to move
forward.

Commissioner Johnson stated it could be worked up between now and the City Council meeting.

Chairperson Nixt indicated that working it up with a four-foot road change would be a challenge
and could cause a dramatic change to layout. He fells the Commission needs to review it again
before it goes to the City Council.

Commissioner Johnson asked if it was turned down here, it would go to Council.

Principal Planner Trudgeon stated it would go to Council as being recommended for denial by
the Plmming Commission.

Planning Commission/February 6, 2003

I
I
I
I
Ii
I
I
I
I
i
I
I
I
I
I
I

I
I
I
