I <br />I <br />I <br />I <br /> <br />! <br />! <br />! <br />! <br />! <br /> <br />Case #2: Request for Sketch Plan Review of River Park; Case of Dale Wirz <br /> <br />Case #2 Was withdrawn upon adoption of the agenda. <br /> <br />Commissioner Brauer arrived at 7:05 p.m. <br /> <br />Case #3: Review Proposed Amendments to Chapter 9 Zoning and Subdivision of Land <br /> <br />Loren Gordon, consultant from Hoisington Koegler, explained that he was contacted to review <br />and make recommendations for necessary amendments to City Code Chapter 9 for the purpose of <br />implementing the new Comprehensive Plan. He noted that that last summer staff completed the <br />necessary changes to the planned unit development and low, medium, and high-density <br />residential district zoning regulations. He explained that the proposed amendments to .Section <br />9.50 (Subdivision) haye been drafted and are ready for review Mr. Gordon noted the <br />subdivision chapter was up for discussion at this meeting and deals with lot approvall splits, park <br />dedication fees, design standards, grading plans, etc. He indicated-the updates would improve <br />the process for both developer and staff after this was approved. Mr. Gordon ran through the <br />changes in Chapter 9 with the Commission and asked for their questions and comments. <br /> <br />Commissioner Watson asked if this Ordinance was up for approval tonight. <br /> <br />Principa! Planner Trudgeon noted the Ordinance would be diScussed this evening and a public <br />hearing would need to be held before it could be approved. <br /> <br />Commissioner Van Scoy asked if the fee schedule for plat fees was part of this Ordinance. <br /> <br />Principal Planner Trudgeon noted the Council approves a fee schedule every year and this <br />Ordinance refers to that document as it changes on a yearly basis. He noted these changes would <br />require Ordinance approval every year with these changes. <br /> <br />I <br />I <br />I <br />I <br />I <br />I <br />! <br /> <br />Vice Chairperson Reeve asked if the citY Attorney always reviews the title ofa property. <br /> <br />Principal Planner Trudgeon noted this has been done in the past to make sure ali title iSsues are <br />clear before plans are finalized. <br /> <br />Commissioner Bi'auer questioned if the 350-foot notice requirement for public hearing notices <br />should be enlarged. <br /> <br />Principal Planner Trudgeon indicated staff would be notifying residents at the sketch plan phase <br />to keep them involved in items in their area and staff is currently notifying property oWners <br />within 700 feet of a potential project. <br /> <br />Commissioner Brauer stated he felt that 70.0 feet should be placed in the Ordinance for major <br />plats. <br /> <br />Planning Commission/March 13, 2003 <br /> Page 3 of 5 <br /> <br />-49- <br /> <br /> <br />
