comparable dwelling on a residential tract typical <br />for the area less: <br />(1) The total acquisition price of the subject <br />dwelling and the land acquired therewith; or <br />(2) If the land area acquired with the dwelling <br />is larger than normal residential lots, only <br />the prorated value of that area of land equal <br />to a normal residential lot plus the appraised <br />value of the subject dwelling. <br />i. Multiple Occupancy of Same Dwelling Unit — <br />Families. If two or more eligible families occupy <br />the same single family dwelling unit, the following <br />would apply: <br />(1) For owners, the Sponsor should first attempt <br />to locate an available comparable decent, <br />safe and sanitary dwelling adequate to <br />accommodate the needs of the displaced <br />multiowner occupants of the single family <br />dwelling. <br />(a) If such a residential dwelling is avail- <br />able for sale on the open market and <br />meets decent, safe and sanitary stand- <br />ards, the multiowner occupants would <br />be eligible for one replacement hous- <br />ing payment. The computation of this <br />payment would be based on the sum <br />of the occupants' combined shares of <br />the acquisition price which may or <br />may not be the total acquisition price. <br />Should the displaced persons volun- <br />tarily elect to move separately, and <br />they do in fact relocate into decent, <br />safe and sanitary housing, each would <br />be eligible to receive his share of the <br />acquisition price, plus his pro rata <br />share of the replacement housing <br />payment. <br />(b) If a comparable decent, safe, and <br />sanitary replacement dwelling is not <br />available for purchase or is not ade- <br />quate to accommodate the needs of <br />all the displaced occupants, each oc- <br />cupant family is eligible for a replace- <br />ment housing payment based on <br />housing which is comparable to the <br />quarters privately occupied plus com- <br />munity rooms which have been <br />shared with other occupants. The ac- <br />quisition price to be used as the basis <br />for the replacement housing compu- <br />tation is that amount each owner - <br />occupant received from the total <br />payment for the acquired dwelling. <br />(2) For tenants, the Sponsor should first attempt <br />to locate an available comparable decent, <br />safe and sanitary dwelling adequate to ac- <br />commodate the needs of the displaced multi- <br />family occupants of the single family <br />dwelling. <br />(a) If such a residential dwelling is avail- <br />able for rent and meets decent, safe, <br />and sanitary standards, the multi- <br />family tenant occupants would be <br />eligible for one rent supplement. The <br />computation of this payment would <br />be based on the total rent paid. Should <br />the displaced tenants voluntarily elect <br />to move separately, and they do in <br />fact relocate into decent, safe, and <br />sanitary housing, each will be eligible <br />for his pro rata share of the rent <br />supplement. <br />(b) If a comparable decent, safe and <br />sanitary replacement dwelling is not <br />available for rent or is not adequate to <br />accommodate the needs of all the dis- <br />placed tenant occupants, each occu- <br />pant family is eligible for a rent sup- <br />plement based on housing which is <br />comparable to the quarters privately <br />occupied plus community rooms <br />which have been shared with other <br />occupants. The rental amount to be <br />used as the basis for the rent supple- <br />ment computation is that amount of <br />rent, actual or economic, that was as- <br />sessed to each displaced tenant family <br />in the acquired dwelling. <br />j. Multiple Occupancy of Same Dwelling Unit — <br />Individuals. If two or more eligible individuals, not <br />a family, occupy the same single family dwelling <br />unit, they are to be considered as one "family" for <br />replacement housing payment purposes. When all <br />individuals do not relocate to decent, safe and sani- <br />tary housing, the Sponsor will determine and pay <br />those individuals who do relocate into decent, safe <br />and sanitary housing a pro rata share of the appro- <br />priate payment that would have been received if all <br />individuals had relocated together in the same <br />ownership or rental status as they had at the time <br />of initiation of negotiations. <br />k.
