8.4 Summary of Major Environmental Considerations <br />As outlined in this environmental overview, environmental <br />impacts from the proposed project are not expected to be <br />significant. Detailed assessment of areas of special <br />concern and possible mitigative measures will need to be <br />addressed in an environmental assessment report. A formal <br />Environmental Impact Statement, however, is not mandatory <br />for this project. <br />The major environmental issues associated with the proposed <br />acquisition and improvements of Gateway North appear to be: <br />- Perceived noise and safety impacts on residential <br />development. <br />- Mitigation of the impacts of the sanitary landfill <br />incompatible land use near the airport. <br />- Socio-economic impacts <br />including: <br />as an <br />- Impact on residents of removal of private lands from <br />the community's tax base <br />- Acquisition and relocation of businesses and <br />residences <br />Cost/benefits to the community <br />- Land use (Zone B) restrictions <br />8-13 <br />
