The prelim/nary plat was approved on February 25, 2003 and <br />showed 115 lots being created on the parcel (91 single-family homes and 36 cottage' units). The <br />final plat shows the first phase of the development containing 27 single-family lots and 14 <br />cottages. The following items are enclosed: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Final Plat Submittal dated March 24, 2003 <br />City Council meeting minutes dated February 25, 2003 <br />Staff Review Letter dated April 18, 2003 <br />Proposed Development Agreement <br />Proposed Final Plat Resolution <br /> <br />Notification: <br /> <br />Property owners located within 700 feet were notified at the time of preliminary plat <br />consideration. <br /> <br />Observations: <br /> <br />As previously mentioned, the submitted final plat of Village of Sunfish Lake shows the first phase of <br />the development and contains 27 single-family lots and 14 cottages. As part of the final plat, the <br />developer is dedicating all of the street right-of-ways and drainage and utility easements. <br /> <br />As the City Council is aware, the Village of Sunfish Lake is proposed to be a Planned Unit <br />Development (PUD). The second reading of the PUD ordinance will be under consideration on <br />April 22, 2003 also. The following is a listing of City Code items that was allowed as part of the <br />PUD ordinance. <br /> <br />· Smaller lot sizes for urban -single family lots. <br />· Narrower lot widths for urban single-family 10ts. <br />· Lesser building setbacks than normal. <br />· Narrower road right-of-way than required. <br />· Narrower constructed street widths. <br />· Private streets through the association-maintained cottages. <br /> <br />The submitted final plat is consistent with these allowed deviations. The Council will recall a <br />lengthy discussion on road widths within the development.
