Final Site and Landscaping Plan Review: Village of Sunfish Lake <br />April 18, 2003 <br />Page 5 of 6 <br /> <br />understory trees (Pagoda Dogwood) planted in this buffer area. There are about tlzirty trees <br />(mixture mainly consisting of oaks and hackberrry) that will be preserved which can count <br />toward and fulfill the overstory requirement. While the numbers do not necessarily match up, <br />there appears to be an adequate amount of vegetation, including both existing trees and those <br />that will be installed, to satisfy the City. <br /> <br />The southern property boundary that is adjacent to existing single family homes is <br />approximately 1,100 feet in length. This results in the additional planting requirement of <br />twenty-two (22) overstory trees, twenty-two (22) evergreens, and twenty-two (22) understory <br />trees in the twenty-five foot wide buffer area. The site plan shows twelve (12) overstory trees <br />(including Red Oak, Swamp White Oak, Bur Oak, and Kentucky Coffeetree), twelve (12) <br />evergreens (including White Spruce, Black Hills Spruce, Northern White Cedar, and White <br />Pine), and sixteen (16) understory trees (including Pagoda Dogwood, Shadblow Serviceberry, <br />Downy Hawthorne, Allegheny Serviceberry, and Showy Mountain Ash). Eleven of the <br />thirteen different species are considered preferred according to the species list currently being <br />compiled by the City. There are also around twenty pines and spruces that will be preserved <br />(in the southeastern corner), wtfich can count toward and fulfill the density transitioning <br />requirements along the southern boundary. <br /> <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br />13. <br /> <br />Ground Cover/Irrigation: City Code requires that the cottages area have sod or ground <br />cover established. An irrigation system will need to be provided tln'oughout the development <br />where sodded and landscaped areas are established. The proposed irrigation system will need <br />to be reviewed by the City Engineer. <br /> <br />14. <br /> <br />Tree Preservation: An effort is being made to preserve some of the significant trees along <br />both the eastern and southern boundaries and will result in a reduction of the required <br />landscape planting as discussed above. In addition to the aforementioned trees being <br />preserved, there are roughly twenty-five (25) additional oaks that are being preserved along <br />Sunwood Drive. <br /> <br />-192- <br /> <br />Above and beyond the trees that are slated for preservation, there is tremendous potential to <br />preserve a number of young red and white oaks by relocating them with a tree spade. Prior to <br />grading, on site inspections with City Staff to identify possible candidates for relocation will <br />need to take place. Either way, they would certainly bolster the buffering between the <br />existing homes and the new lots. Furthermore, these trees are already accustomed to the <br />site/soil and should recover rather well if properly maintained during and after the <br />transplanting. <br /> <br />An ideal location for some of these trees to be transplanted to would be in the southwestern <br />corner of the development. In this area, around the drainage ponds, the plantings are rather <br />sparse. Thus, relocating some of the young oaks to this area would provide some additional <br />landscaping as well as more buffering for the existing single-family houses. <br /> <br />15. <br /> <br />Open Space: The PUD ordinance requires that the development have either 20% public open <br />space and/or 50% private and open space. The Park Commission, at their January 8, 2003 <br />meeting did not recommend the provision of public open space within the development and <br />would be inclined to collect park dedication fees from the development.
