c. Reporting/Research <br />Mr. Lazan stated that there are financial measures for success. We are working toward <br />managing all costs so this project is a standalone and ultimately manage it for a return for the <br />City. He talked about TIF -and tax capacity. Discussion ensued relating to TIF. With regard to <br />the dashboard - he stated that will change every day. <br />City Administrator Ulrich stated we need to find ways to get money back in the general funds to <br />support additional services. Portions of land sales will be coming back to put back in the general <br />fund. <br />Mr. Lazan talked about a pilot development and explained what that was. <br />VIII. Marketing Plan <br />a. Marketing Collateral Materials <br />e. Studies/Demographics <br />Mr. Cronk stated there is not a lot to say about a marketing plan right now. We need to get our <br />arms around it -housing, office, retail, mixed use, and other. <br />Chair pro tem Ramsey inquired if the Development Team had confidence in the Buxton Study <br />the City has. <br />Mr. Greeby replied yes they do, to a point, and that they have extricated what they need from the <br />report. <br />Mr. Cronk stated that the market research people tell you what you can do -but not how to get <br />the people to come. We do not need to reinvent this wheel. <br />Chair pro tem Ramsey asked if it would hurt to pull that study out and put it on someone's desk. <br />Mr. Greeby stated he would use it cautiously -just extract information you wish to use. <br />Mr. Cronk stated that the City should use the information the Development Team will put <br />together. <br />Commissioner Elvig described another study that was completed and was very thorough. <br />Housing and Redevelopment Authority/Apri17, 2010 <br />Page 13 of 16 <br />
