and 17431 Chameleon Street; and 7931 176`h Ave and 17621 Chameleon Street. These
drainage swales were constructed at the time the subdivision was originally graded and
discharge into Thorn Lake. Additional storm piping will be placed on the west side of the
street to protect the residence located at 17330 from flooding as there is a low area
adjacent to a side door at this residence.
These swales are located within 20 foot wide drainage and utility easements. It appears
that an additional easement. would be required over the property at 17331 Chameleon as
the drainage from the street flows through a natural swale which runs northeasterly from
the swale on the south property line toward Thorn Lake. Water quality treatment will be
provided by the flow through these grass lined ditches prior to reaching the lake.
This project will include connecting existing driveways to the newly paved street.
Property owners who have driveways that extend to the existing roadway shall have their
drive neatly sawed and reconnected to the paved roadway with the same width and
material as their existing driveway. In instances where there is no existing paved
driveway a bituminous apron will be constructed from the edge of the roadway to the
property line to prevent tracking onto the street. Property owners will be contacted
individually to determine the desired material and width of the driveway apron. City
standards allow up to a 30 feet wide driveway at the street in this zoning district.
Restoration shall include the protection or repair of any irrigation systems or invisible
fence. Mail boxes may be relocated to accommodate construction but shall be returned to
their original locations upon termination of the project. Disturbed turf areas shall be
restored with salvaged top soil, fertilizer, seed and mulch.
ESTIMATED COSTS
The cost of this project including project overhead is estimated to be $ 305,798. Details
of the project construction cost are presented in Appendix B. The project overhead,
which adds an additiona130 % of the construction cost include the following:
• Engineering design 8%
• Project administration 5%
• Bonding and legal 2%
• Inspection and testing 5%
• Contingencies. 10%
The above project costs do not include the cost of paving driveway aprons.
DRIVEWAY APRON COSTS
Although they are located within the public right of way, driveways are private property
and not a portion of the public street. The estimated cost for bituminous driveway paving
is estimated to be $3.00 per square foot. The project proposes an additional assessment
Draft 6-10 Page 3
