money from the price. If CVS would want to do that deal - I would say get it done: That starts
creating momentum. The downside is we have to convince them that's the right place for them.
Commissioner Look arrived - 6:53 p.m.
Mr. Cronk stated that if we look at this and see no houses -there is not enough traffic to sell off
Highway 10. Now we need to come back to them and say this is what we have -and paint a
pretty picture. Would I do it -yes -but it is not as financially rewarding as they used to be.
Mr. Greeby stated that visibility will be a huge deal. There are challenges -it's all who's in the
driver's seat.
Mr. Lazan stated that Kurt's question was maybe more of a design question. We have talked to
them and he has them as an active participant.
Discussion ensued relating to the entry of TC; the landscaping, etc.
Mr. Greeby stated we can negotiate aesthetics.
Commissioner Elvig stated he would agree there are some aesthetic issues with CVS but
architecture and creativity could fix that. He felt anything going on right now is a win/win -the
perfect design has never been achieved.
Mr. Greeby stated we will have to run through all these scenarios - we need to keep momentum.
Mr. Lazan talked about the concept plan. He showed current development planning and stated
this is a tool he will use at the HRA meetings to communicate the updates. He showed active
plans and places just talking -it's too early in the process - we can be flexible with the space.
Commissioner McGlone stated that since we are not the only owner here, how will we deal with
if someone else benefits by asking about other properties. How will we deal with that as a City
and team.
Mr. Cronk stated that as long as we are engaged to sell RTC, we will sell but if a buyer decides
to go somewhere else within the Town Center, that will help us too. He felt it's a win for the
City but if he is selling it, he is not talking about anything other than this property in the RTC.
Vice-Chairperson Jeffrey stated what if you wine and dine and you show your land but you lose
them to Jim Deal, for example.
Mr. Cronk stated that if we had a relationship, that would protect us, then probably Jim Deal
would have to pay us. He added he is not here to worry about that - he is here to worry about
Ramsey.
Mr. Lazan stated that Jim Deal found someone who liked our property better and we are talking
to them right now.
Housing and Redevelopment Authority/April 7, 2010
Page 10 of 16
