The downside is we have to convince them that's the right place for them. <br />Commissioner Look arrived - 6:53 p.m. <br />Mr. Cronk stated that if we look at this and see no houses -there is not enough traffic to sell off <br />Highway 10. Now we need to come back to them and say this is what we have -and paint a <br />pretty picture. Would I do it -yes -but it is not as financially rewarding as they used to be. <br />Mr. Greeby stated that visibility will be a huge deal. There are challenges -it's all who's in the <br />driver's seat. <br />Mr. Lazan stated that Kurt's question was maybe more of a design question. We have talked to <br />them and he has them as an active participant. <br />Discussion ensued relating to the entry of TC; the landscaping, etc. <br />Mr. Greeby stated we can negotiate aesthetics. <br />Commissioner Elvig stated he would agree there are some aesthetic issues with CVS but <br />architecture and creativity could fix that. He felt anything going on right now is a win/win -the <br />perfect design has never been achieved. <br />Mr. Greeby stated we will have to run through all these scenarios - we need to keep momentum. <br />Mr. Lazan talked about the concept plan. He showed current development planning and stated <br />this is a tool he will use at the HRA meetings to communicate the updates. He showed active <br />plans and places just talking -it's too early in the process - we can be flexible with the space. <br />Commissioner McGlone stated that since we are not the only owner here, how will we deal with <br />if someone else benefits by asking about other properties. How will we deal with that as a City <br />and team. <br />Mr. Cronk stated that as long as we are engaged to sell RTC, we will sell but if a buyer decides <br />to go somewhere else within the Town Center, that will help us too. He felt it's a win for the <br />City but if he is selling it, he is not talking about anything other than this property in the RTC. <br />Vice-Chairperson Jeffrey stated what if you wine and dine and you show your land but you lose <br />them to Jim Deal, for example. <br />Mr. Cronk stated that if we had a relationship, that would protect us, then probably Jim Deal <br />would have to pay us. He added he is not here to worry about that - he is here to worry about <br />Ramsey. <br />Mr. Lazan stated that Jim Deal found someone who liked our property better and we are talking <br />to them right now. <br />Housing and Redevelopment Authority/April 7, 2010 <br />Page 10 of 16 <br />
