Commissioner McGlone stated he wants them to know they are working for us but does not want <br />to hamper them from bringing in anyone if we are going to allow them the same reciprocity. <br />Mr. Lazan stated that maybe we should have a discussion with Jim Deal. <br />Commissioner McGlone stated that the team should do that and the Council/HRA should be <br />apprised. <br />Commissioner Elvig stated that the City gets the taxes either way. Maybe we swap dirt with Jim <br />Deal -there are a lot of different scenarios - it will be an ever changing, ongoing project. We <br />need to continue to talk about it. <br />Commissioner Look felt a conversation should be had with Jim Deal -sell up his property. <br />Mr. Lazan stated that if a broker looks at a piece of dirt, the job is done. However, the <br />development management team, once we get them to pick aaite -our job starts. <br />Commissioner Look stated we want the whole thing to sell - we want the tax base. <br />Commissioner Ramsey stated that we still need to talk about potential realignment on <br />Armstrong. He felt it's too soon to make a decision that an area will be a certain type of <br />development right now and that we should be talking to everyone. <br />Commissioner Wise commented that all the drawings presented by Lazan have "Lake Bob" on <br />them - he wondered if that was for sure, as that's a big chunk of property. <br />Mr. Lazan responded that he felt that all of this property with the exception of the City Hall <br />property and Jim Deal's buildings are flexible. <br />Mr. Greeby stated he has feelings about roundabouts -they create traffic problems. He would <br />like to talk about that at some time -there are countless challenges with them. <br />Commissioner Elvig stated he is concerned we would not go out and market big box <br />development. Every developer has said you cannot do this without a big draw. We better be <br />going after'big box retail. <br />Mr. Lazan stated we did not waste time and energy putting that in the drawings because we want <br />to stay flexible. <br />Commissioner Elvig stated that the original plan was without big box. <br />City Administrator Ulrich stated that Mr. Lazan has talked on the importance of location. He <br />mentioned Sands locating on the Lake.
