Mr. Lazan stated that their focus is to get an alignment of visions, goals and efforts. <br />IV. Project Team <br />Commissioner Elvig observed that as a City, we cannot do all this, that's why he likes the idea of <br />a Development Team. <br />Mr. Cronk stated that they will work through all of it -and the City needs to know what it wants <br />but it's rapidly changing and evolving. <br />Commissioner Wise asked how we deal with small projects when we are not sure where it will <br />fit. <br />Mr. Lazan stated we are developers - we aze limited on leases right now but if they want to build <br />a small building, we can do that. We cannot let someone go in the middle of everything because <br />we do not know where they would best fit. We want to provide opportunities - we do not want <br />people to leave. <br />Mr. Greeby stated that if we have a strong interest in a-lot of smaller businesses - we can find <br />where it's appropriate. We are in a strong position because of the unique lending today. Gold <br />Star is a focus but a number of small businesses adds a lot of value. <br />Mr. Cronk stated that part of this business is figuring out how it all fits - we do not want to turn <br />away deals. <br />Mr. Lazan talked about this being a branded product and how everyone gets the same <br />conversation. <br />Mr. Greeby stated if you are selling anything -you have to believe it. <br />Discussion ensued relating to anchors. The anchor stores drive development, traffic and value. <br />Commissioner Wise inquired if we have changed some of the zoning in the Town Center so we <br />are not making it more difficult for someone to come in. He thought it might be good to clean <br />some of that up ahead of time. <br />Mr. Cronk stated that almost 70% of the time, they will ask for a variance, but he understood <br />Commissioner Wise is saying you want to be friendly and efficient to do business with. <br />Mr. Lazan stated that we have talked about amending some of the zoning codes - we will have to <br />do some of that and we can control some more with variances. <br />City Administrator Ulrich replied the answer to Commissioner Wise's question is no about <br />changing the zoning codes because we want to keep a development that has high standards.
