Motion Carried. Voting Yes: Chairperson Van Scoy, Board Members Levine, Hunt, Brauer,
Cleveland, and Rogers. Voting No: None. Absent: Board Member Dunaway.
PUBLIC HEARINGSBOARD BUSINESS
Case #1: Public Hearing -Request for a Variance to Side Yard Setback in the R-1
Residential (Rural Developing) District at 16208 Coquina Street; Case of Randall M.
Buffie, AIA
Public Hearin¢
Chairperson Van Scoy called the public hearing to order at 7:02 p.m.
Presentation
Associate Planner Gladhill presented the Staff Report.
Citizen Input
Randy Buffie, the applicant passed around a model of the new garage. He stated the depth of the
garage is 34 feet for storage and the width is the standard 24 feet. The four feet of space
between the two gazages is needed for access to the house. There will be a link or trellis of some
sort to bring the two together, which will help clarify where the front door is. The current
driveway goes onto the neighboring property and that will be moving over to the owner's side of
the property.
Greg Jorgenson, 16213 Coquina Street, has no problems with the gazage going into the setback.
There is plenty of room between the two houses.
Mr. Buffie stated that he and the homeowner reviewed different designs for the garage and this
design and placement is the best.
Commissioner Brauer stated that homeowner access to the lower level is not a hardship,
~, however, if it is access to the front door that could be a hardship and reason to grant a variance.
Mr. Buffie clarified that it is the front door access that would be missing if a variance wasn't
granted.
Associate Planner Gladhill stated the drainage pattern is also part of the undue hardship, as
I shown on the plan.
Motion by Chairperson Van-Scoy, seconded by Board Member Levine, to close the public
heazing.
Motion Carried. Voting Yes: Chairperson Van Scoy, Board Members, Levine, Brauer,
Cleveland, Dunaway, Hunt, and Rogers. Voting No: None.
