LEASE AGREEMENT <br />CITY OF ANOKA I ANOKA TECHNICAL COLLEGE <br />THIS AGREEMENT, is made and. entered into this ~ day of October, 2009, by and <br />between the City of Anoka, a municipal corporation, located at 2015 First Avenue North, Anoka, <br />Minnesota 55303 ("Landlord"}, and State of Minnesota, by and through the Board of Trustees of <br />Minnesota State Colleges and Universities, on behalf of Anoka Technical College located at <br />1355 West Highway 10, Anoka, MN, 55303 {"Tenant"). <br />1. PREMISES DEMISED. That in consideration of the covenants and agreements <br />hereinafter mentioned to be performed by the respective parties hereto, and. in payment of rental <br />hereinafter designated to be made by Tenant in accordance with the provisions under this lease, <br />Landlord has by these presents let, leased, rented and demised unto Tenant, its successors and <br />assigns, and Tenant takes and hires from Landlord, the premises described as: <br />1. Torrens Certificate of Title Na 90735 <br />That part of Lot 1, Black 2, HERRICK INDUSTRIAL PARK, Anoka County, Minnesota, <br />described as follows: <br />Beginnning at a point on the southwesterly line of said Lot 1 distant 1 UO feet northwesterly of the <br />most southerly corner of said lot; thence northwesterly along said southwesterly line to the <br />intersection with the hereinafter described "Line A"; thence north along said "Line A" to the <br />intersection with the hereinafter described "Line B"; thence east along said "Line B" to a point <br />distant 34.3 feet west of the east line of said lot, as measured along said "Line B"; thence <br />southeasterly to a point on the east line of said lot distant 299.67 feet north of the most southerly <br />corner of said lot; thence south, along said line, a distance of 199.67 feet; thence southwesterly to <br />the point of beginning. <br />"Line A" is a line 100 feet west of; measured at a right angle to and parallel with the west line of <br />THURSTON AVENUE as shown. on said plat. <br />"Line B" is a line drawn from a paint an the southwesterly line of said Lot 1 distant 567.87 feet <br />northwesterly of the mast southerly corner of said lot to a paint on the east line of said lot distant <br />353.28 feet north of the most southerly coiner of said lot. <br />The boundary lines of the above-described land are marked by Judicial Landmarks set pursuant <br />to Torrens Case No. T-Zb 15. <br />SUBJECT: To and together with the easements and rights of way and incidental rights, and <br />easements for surface water drainage over portions of said Lot 1, as set forth in Crass Easement <br />Agreement filed as Anoka County Recorder Document No. 550758. <br />2. Torrens Certificate of Title Na. 90735 <br />Tlrat part of Lot 1, Block 2, HERRICK INDUSTRIAL PARK, Anoka County, Minnesota, lying <br />westerly of the hereinafter described "Line A" and southerly of the hereinafter described "Line <br />B," <br />
