These <br />drainage swales were constructed at the time the subdivision was originally graded and <br />discharge into 'thorn Lake. Additional storm piping will be placed on the west side of the <br />street to protect the residence located at 17330 from flooding as there is a low area <br />adjacent to a side door at Chis residence. Figure 3 illushatcs the proposed drainage <br />improvements. <br />These swales ate located within 20 foot wide drainage and utility easements. It appears <br />that an additional easement would be required over the property at 17331_ Chameleon as <br />the drainage fiom the street flows through a nattual Swale which runs northeasterly i:rom <br />the Swale on the south property line toward Thorn Lake. Water quality treatment will be , <br />provided by the flow through these grass lined ditches prior to reaching the lake. <br />This project will include reconnecting driveways or installing paved aprons on gravel or <br />dirt driveways to the newly paved sheet. Property owners who have driveways that <br />currently extend to the existing roadway shall have their drive neatly sawed and <br />reconnected to the paved roadway in the same width and with the same material as their <br />existing driveway. <br />Where there is no existing paved driveway 200 square feet of a bituminous driveway <br />apron will be consUucted adjacent to the edge of the roadway to prevent tracking onto the <br />street. The length and width shall be determined in consultation with the individual <br />property owner, but shall not exceed 200 squat•e feet and cannot extend beyond the right <br />of way line. City standards allow up to a 30 foot wide driveway at the street in this <br />zoning district. Property owner wishing to have driveways paved beyond these limits will <br />need to make arrangement privately for any additional work. <br />Restoration shall include the protection m• repair of any irrigation systems or invisible <br />fence. Mail boxes may be relocated to accommodate construction but shall be returned to <br />their original locations upon termination of the project. Disturbed turf areas shall be <br />.restored with salvaged top soil, fertilizer, seed and mulch. <br />ESTIMATED COSTS <br />The cost of this project including project overhead is estimated to be $323,998. Details of <br />the project construction cost are presented in Appendix B. The project overhead, which <br />adds an additiona130 % to the construction cost include the following: <br />• Engineering design 8% <br />• Project administration 5% <br />• Bonding and legal 2% <br />• Inspection and testing 5% <br />• Contingencies. 10% <br />
