These two parcels are currently the location of River's Bend Park and Pump <br />House #1. <br />General: The proposed plat is approximately 33 acres in size and is generally <br />located east of Xkimo St NW and south of 142nd Ave NW. The intent of the plat <br />is to split the existing R-3 High Density Residential Zoning District from the <br />remainder of the parcel currently zoned Public/Quasi-Public. The City executed <br />a purchase agreement with River's Bend Holdings, LLC on December 31, 2006 <br />to convey the land, currently owned by the City and zoned R-3. This subdivision <br />is necessary in order convey that property described in the purchase agreement. <br />The plat will hot impact that property known as River's Bend Park or property <br />needed for Pump House #1. <br />2. Zonine: The property currently has a dual zoning designation. A majority of the <br />property is zoned Public/Quasi-Public. A portion of the subject property is zoned <br />R-3 High Density Residential. <br />Densi :The proposed subdivision would make the new Outlot B (4.77 Acres) <br />and Outlot A (0.28 Acres), RIVER'S BEND 5'~ ADDITION. All minimum lot <br />sizes will be in conformance with City Code. The response from the DNR noted <br />that Pump House lot did hot meet minimum lot size requirements for the Overlay <br />District. The submittal has' been amended to make this lot an Outlot encumbered <br />by a Drainage and Utility Easement to allow for the Pump House with the current <br />lot size. The Final Plat should be amended to encumber Outlot A with a <br />Drainage and Utility Easement in its entirety. Conformance to density <br />requirements for the area zoned R-3 will be verified at Site Plan. <br />4. Streets: The plat will receive access from existing, improved public streets. <br />Outlot A (Pump House #1) will continue to gain access from Xkimo St and <br />River's Bend Park will continue to gain access at the intersection of 142"d Ave <br />and Waco St. Outlot B (R-3 Residential Area) will access through future access <br />on Xkimo St. to be reviewed at time of development. <br />July 21, 2010 <br />
