Transformations House <br />Site Plan Review <br />June 29, 2010 <br />Page 3 of 7 <br />1) A minimum of 35 % face brick, natural stone, or stucco shall be used It has not <br />been determined if that requirement has been met. Please submit calculations of <br />brick coverage on the facade. <br />2) A minimum of three colors shall be used for each building. It has been <br />undetermined what colors are being used. Please submit revised architectural <br />elevations that indicate colors to be used. Please supply the City with color <br />renderings prior to the Planning Commission meeting. <br />3) All buildings shall include at least two significant architectural elements. <br />City Staff has not determined if the proposed structure will meet the architectural <br />requirements of City Code. Please submit revised building elevations that indicates front <br />facade square footage (exclude windows in calculation), and brick square footage on <br />front facade. <br />Sidewalks and Trails: Currently, no sidewalks or trails are constructed along Xkimo <br />Street in front of the proposed development A sidewalk will need to be constructed <br />along Xkimo Street to connect to the existing sidewalk along 142nd Avenue. This is a <br />critical piece to the walkability of the area, especially considering the levels of traffic <br />generated by the commercial development to the west. A sidewalk connection to 142nd <br />Avenue will also increase access to River's Bend Park. A trail easement for the existing <br />sidewalk along the south side of 142d Avenue NW that lies within the property limits <br />will also be required. To fulfill the requirements of the executed purchase agreement, <br />River's Bend Holdings, LLC is required to convey a peretual trail. easement over the <br />westerly 20' of Outlots A, B, C, and E RIVER'S BEND 3 ADDITON prior to approval <br />of the Site Plan. <br />Streets and Access: The site plan proposes to access the site from one access along <br />Xkimo Street. City Staff finds this to be acceptable. Tofulfill the requirements of the <br />executed purchase agreement, River's Bend Holdings, LLC is required to designate <br />restricted access along TH 47 for Outlots A, B, C and E RIVER'S BEND 3RD <br />ADDITION. <br />Traffic Generation Analysis: A traffic generation analysis may need to be prepared <br />based upon the information provided in consideration of the requested parking variance. <br />This item can be evaluated further when additional information is received relative to the <br />traffic generation from the site. <br />Grading, Drainage, and Erosion Control: Following are my comments on the plan <br />sheets prepared by Oliver Surveying & Engineering, Inc: dated 7/1/10 and 7/21/10: <br />• All plan sheets must be modified to incorporate the final plat of RIVER'S BEND <br />5TH ADDITION, including the revised right-of-way for the protection of the <br />City's municipal well in the southwest corner of the site and the easement along <br />the east property line that encumbers flood zone A-7. <br />36 <br />
