Transformations House <br />Site Plan Review <br />June 29, 2010 <br />Page 4 of 7 <br />• Please add the required sidewalk along the east side of Xkimo Street NW adjacent <br />to the project. This sidewalk should extend from the southerly lot line to the <br />existing sidewalk along 142nd Avenue NW. <br />• Stormwater treatment must be accounted for on site, but the volume can be <br />accommodated in the regional basin to the northeast. The City is open to various <br />Best Management Practices (BMP's) to accomplish your treatment requirement. <br />The current plans show all the paved areas, and potentially the building roof, <br />running to two catch basins located in the parking lot. Additional inlets may be <br />necessary at the south end of the parking Iot to adequately handle the proposed <br />drainage area. All runoff must be handled on site and not directly discharged to <br />public right-of-way. Stormwater calculations must be submitted showing the <br />required treatment and pipe/pond sizing are met. <br />• Attempts should be made to direct all stormwater to a treatment basin prior to <br />discharge to the City system. This could include grassy swales, rain gardens, etc., <br />with an ultimate outflow via an overland discharge point to the regional pond to <br />the northeast, or connected to the City system further downstream. - <br />• All connections made to the City's storm sewer system must be completed with <br />RCP; no HDPE pipe is allowed. All proposed connections must be inspected and <br />restored to the satisfaction of the City Engineer, and a financial security will be <br />required ensuring such. <br />• A maintenance agreement will be required for any proposed stormwater treatment <br />structure (sump manholes and treatment basin) ensuring that they will be properly <br />maintained on a consistent basis. <br />• The detail sheet should be revised to include a proposed pavement section. <br />Additional details should include Wimco's (or approved equal) for inlet <br />protection, as the hay bale detail shown on the grading plan is not allowed. The <br />valley gutter detail must be updated to include the required saw cut and milling <br />required for patching back in the public street. A. detail should be added for the <br />proposed sump manholes. Water tight wrap must be added to the storm sewer <br />manhole detail near the adjusting rings and casting. The catch basin castings <br />detail is not consistent with the proposed B612 curb and gutter shown on the <br />plans; these castings are typical with B618 curb and gutter. What casting is <br />proposed for manhole 100? These revisions can be incorporated into the plan set <br />at the time of building permit application. <br />• Locations for the proposed outfall curb and gutter should be noted on the plan <br />sheets. <br />• The minimum lot grade for overland drainage is 2%. You are proposing areas. <br />that are 1%, therefore a grading as -built will be required following establishment <br />of final grade to make sure adequate drainage is accommodated. <br />• A Lower Rum River Watershed Management Organization permit is required for <br />all land disturbing activities greater than one acre in size. <br />37 <br />
